A new indoor swimming pool could be built in Bad Wiessee.

But there is no money for big wishes.

While many citizens want a bit of fun and wellness, the realistic view is more sober.

New swimming pool in the Tegernsee Valley: compact version is coming

For a year-round swimming and bathing offer as an inter-municipal project, only a small sports and family pool at the Bad Wiessee location will probably be possible.

The community swimming working group, which has been meeting for a year, favors a compact variant.

This is also the conclusion reached by the feasibility study, which was presented on Monday evening (February 26) in the Seeforum.

The 16-member working group made up of mayors and deputies met for a year and developed proposals for the special, inter-municipal project.

The analysis was presented by Klaus Batz, managing partner of con.pro Kommunalberatung from Nuremberg, who accompanied the AK and had also checked the feasibility of the lake sauna in Tegernsee at the time.

“We would like to continue to see a good common path towards one goal: a shared indoor swimming pool,” said Rottach-Egern’s mayor Christian Köck at the start of the public council meeting.

All five valley municipalities including Waakirchen took part.

The first hurdle has almost already been overcome for the common goal of the six municipalities: the location.

The spa town of Bad Wiessee would even lease the property of the former bathing park free of charge.

The second challenge, according to pool expert Batz, is to fairly shoulder and distribute the expected investment and operating burden.

The term municipal services of general interest was mentioned again and again that evening - an urgent task of the municipalities, which was also the focus of the study.

The need from schools, clubs and organizations as well as the public extends throughout the entire valley and the surrounding area and is high in all municipalities, emphasized Batz in his remarks.

But of course not all municipalities are financially positioned in the same way.

Michael Bourjau, second mayor of the city of Tegernsee, then presented a solution that takes into account the different options of the municipalities and a financing model.

Possible financing model:

The analysis expects up to 70,000 individual visitors (excluding schools and clubs) from the regional catchment area for the compact indoor swimming pool each year.

In the worst case scenario, the estimated investment volume is around 21 million euros net.

Funds skimmed off and increases in construction costs are already taken into account here, including a parking space, which Bad Wiessee would finance and manage itself.

After deducting the sales revenue, which roughly covers the personnel costs, there is a deficit of around 500,000 euros in the first year of operation.

In order to provide financing, the working group developed a two-part structure with a private limited company and an operating company.

Tegernsee, Rottach-Egern, Bad Wiessee and Gmund will each pay 4.2 million euros for the construction, while the communities of Kreuth and Waakirchen will each receive 2.1 million.

For the annual cash requirements for ongoing operations, the first four municipalities would have to expect 220,000 euros each, Kreuth and Waakirchen with 110,000 euros each.

Without loan capital, however.

For the operating company, it is advisable to form a special purpose association or a municipal company.

The final investment can be determined during detailed planning.

A swimming pool can be built within three years.

Financial burden also for future generations

If an indoor swimming pool is built, one thing is already clear: the burden on all communities involved will go far beyond the current generation.

“It is very important that we have a concept that is economically viable.

“In the sense that the expected deficit that exists in public pools today can also be dealt with sensibly,” emphasized Batz.

In addition, on the one hand there is very high purchasing power in the valley, but also extremely high differences when it comes to net household income in the valley.

“We also have to think about the families who live and work here.” In other words: admission prices should be kept low.

The alternatives leisure pool and air dome were also examined, but are not recommended and could not be implemented on the Bad Wiessee micro-site.

Bathroom design ideas

Specifically, pool expert Batz suggests basic equipment: a sports pool (25 by ten meters), a shallower teaching pool (12.5 by eight meters) and a paddling pool with various water play equipment.

The pool landscape could optionally be supplemented with a one-meter diving board and a (partial) lifting floor for courses.

A three-meter board, large slides, outdoor pools, restaurants and a sauna should be avoided because it is uneconomical.

Above all, Batz's assessment that even a small functional sauna was not conceivable made the audience in the Seeforum noticeably uneasy.

Although there was ultimately a lot of praise and applause for the work of the AK and Klaus Batz from the audience, some local councilors did not want to completely scuttle the idea of ​​an attractive leisure pool as an alternative to bad weather.

“The numbers naturally dampen the euphoria.

Nevertheless, I would wish for a lot more,” said Stefan Niedermaier.

In his opinion, we need a swimming pool that is more than just a sports pool - an “atoll” (Achensee, Tyrol) also works.

The local council from Rottach-Egern (Blitz) received great applause for this.

The hotelier and Gmund local councilor Korbinian Kohler (CSU) argued in the same direction, who saw a sauna as the main reason for a visit.

Markus Wrba (Kreuth local council, FWG) even brought up the question of location again.

However, AK spokesman Christian Köck advocated remaining sensible and using public funds responsibly.

“Now we should concentrate on the base.

Our population deserves this.” Everything else is utopian, we are then talking about 60 to 70 million euros.

“We can’t do that, I’m sorry.”

It is now up to the individual committees themselves to decide promptly whether they support the concept and the financing.

After this information evening it is also clear that there will probably no longer be a big “dream concert”.

“If you give us positive feedback, we will look again at the investment amount and the topic of funding,” said Michael Bourjau.
