After replanning and abandoning the underground car park, Weilheim's building committee has now approved a new building on a former agricultural property near Lake Dietlhofer.

Weilheim - Last fall, the Weilheim city council's building committee unanimously rejected the building application for a larger semi-detached house on the property of a former farm near Lake Dietlhofer.

The committee was particularly concerned about the desired underground car park in the new building project for the area that lies west of the lake in Spitz between the Munich-Garmisch railway line and the junction from the B2 into Münchener Straße.

Underground car parks are generally not welcome outside.

In addition, it was not intended to be under the house, but next to it, which would have meant even more soil sealing (we reported).

After the building committee said “no,” the applicants replanned and now presented a solution without underground parking, as was said at the most recent meeting.

They still want to build a residential building with two apartments in place of the existing building.

“Internally it is a semi-detached house,” explained Manfred Stork, head of the city’s building administration, but it is designed “like a modern agricultural building.”

The former part of the stable will be given wooden cladding.

In the north of the property, parallel to the adjacent railway line, an outbuilding with three garage spaces is planned.

“Special location” requires more parking spaces

A semi-detached house of this design is “perfectly okay, it reflects the agricultural development,” said Rupert Pentenrieder (BfW).

Some city councilors were critical of “the relatively high level of sealing” for the access to the garages.

But they are also located on the edge of the railway track to provide noise protection, says Stork, and the access road should be designed with grass gratings.

Given the “special location” of the area, the parking space planning is in order.

Those living there also need guest parking spaces on their own property because there is no parking outside.

Klaus Gast (CSU) wanted to know whether the garages could stand in the way of possible plans for a second railway track in the future.

The city building department responded that there was already an outbuilding on a neighboring property closer to the track.
