The Bay 1 shopping center, the A4 motorway and the N 104 nearby, the nearby University of Champs-sur-Marne, not to mention the leisure center... The least we can say is that the area around Torcy has quite a few assets.
Not to mention, of course, the station.
And yet.
On this portion of RER line A, Torcy is one of those towns, like Noisiel and Lognes, where real estate prices are significantly lower than those of towns to the west and east.
Before (coming from Paris), between Nogent-sur-Marne (Val-de-Marne) and Noisy-le-Grand (Seine-Saint-Denis), there are those who are ready to put their hands in their pockets to buy not too far from Paris.
Then, there are those who want something new and who choose Bussy-Saint-Georges, Montévrain or Val-d'Europe, with secure high-end residences.
In the middle, there is Noisiel, Torcy and Lognes, which have the common characteristic of seeing the price per square meter fall, including over the last five years.
“Torcy is a town in between,” summarizes Yannick Sanssouci, director of Century 21 Agence du Val.
It is not a town that attracts an outside population.
Those who buy in Torcy already come from Torcy.
