The new residential area “OPUS.G” in Geretsried is once again one step further.
The city council approved the bylaw resolution.
In doing so, he follows the recommendation of the Development and Planning Committee.
Geretsried – The Geretsried city council gave its approval to the supplementary statute resolution for the new residential area “OPUS.G” on Banater Straße on Tuesday evening, following the recommendation of the development and planning committee, which already voted in favor last week (we reported).
A supplementary procedure was necessary due to some changes.
In a statement, the developer Krämmel listed an update to the planning, an even stronger ecological orientation of the outdoor living areas and changes in the area of energy production for the district.

What was also included in the further development of the planning was the greening of buildings.
“In view of advancing climate change and increasing urbanization,” innovative elements such as green facades and the retention roof are becoming increasingly important.
This roof construction, as Krämmel explains in the statement, is “a combination of green roofs and rainwater management”.

It “plays a crucial role in the sponge city concept.
The idea behind it is not just to divert rainwater, but to absorb and store it locally.” In addition, retention roofs would contribute to CO2 neutrality by increasing the evaporation rate and thus improving the microclimate.
In addition, 450 trees and bushes are planned in accordance with the guiding principle of “City in the Forest”.
According to Korbinian Krämmel, managing partner of the Krämmel Group, the first construction phase “Silva” is right on schedule.
Preparations for the further construction phases “Aqua” and “Viva” are already underway.
The first apartments should be ready for occupancy in spring 2025.
“OPUS.G” recognized as a forward-looking neighborhood development
“OPUS.G” was awarded the DGNB gold certificate by the German Sustainable Building Council (DGNB) as a forward-looking neighborhood development, according to the statement.
The project was certified following an application from Krämmel Wohn- und Gewerbebau GmbH.
According to the DGNB website, the OPUS.G residential area meets 73.3 percent ecological quality, 76.7 percent socio-cultural quality, and the economic quality was rated at 64.3 percent.

The city councilors Arthur Wolfseher (SPD), Edmund Häner (independent), Volker Reeh and Dr.
Elmar Immertreu (both Geretsrieder List) against the supplementary resolution of the statutes.
As reported, the Krämmel company is building 770 rental and condominiums in sections on the 4.7 hectare site of the former Lorenz toy company.
Some of the apartments are subsidized by the state housing association BayernHeim on an income-oriented basis.
Work on the project began in summer 2022.
