Two new buildings with 19 affordable apartments are to be built on Hagngasse in Bad Wiessee.
That's three more than the previous number.
The community-owned KU has now submitted the building application.
Bad Wiessee
- Since its founding in 2014, the municipal company (KU) of the municipality of Bad Wiessee has consistently pushed forward the renewal and increase of its housing stock.
However, patience was required for the Hagngasse project: Building authority manager and KU board member Anton Bammer reminded the building committee meeting on Thursday evening (March 7th) that the demolition of the old houses near the sports field and the construction of replacement buildings, which has now taken place, will not be implemented as individual projects could.
Instead, an outdoor area statute was needed and the planning took a long time.
“There’s a lot of preparatory work involved,” Bammer made clear.
Hagngasse project: 19 apartments of different sizes and 30 parking spaces
But now he was able to present a building application.
The two planned new buildings each have three floors.
The upper building measures 30.83 by 11.20 meters, the house to the south of it measures 23.83 by 11.20 meters.
It houses a mix of residential units of different sizes: nine two-room apartments, seven three-room apartments and three four-room apartments.
According to Bammer, the project will include 30 parking spaces, and in the future there will be a separate access road via the upper area of Hagngasse.
“These will be very classic buildings that are a little more modern than what we had before,” said Bammer.
CSU spokesman makes it clear: We are not building palaces here”
CSU spokesman Florian Sareiter made it clear that this is not about building apartments of a luxurious standard: “We are not building palaces here, but rather living space that is affordable for the citizens.” Nevertheless, according to Bammer, an elevator will be installed in each building, all apartments are barrier-free.
KU receives general praise for the planning of the two residential buildings
In principle, the project was praised from all sides.
“I would like to thank you for this great and important project for Bad Wiessee,” said Johannes von Miller (Greens).
And SPD colleague Bernd Kuntze-Fechner spoke of a “pleasant day” for a new building project that had dragged on.
He finds it very pleasing that there is an increase in living space here.
The positioning of the new buildings is also good – “that’s a significant improvement”.
There were only comments on planning details.
There was criticism of the fact that there were no balconies on the east side of the houses.
Peter Kathan (CSU) was also concerned about the planned steel-concrete external staircase.
“How do you want to keep it free of snow and ice in winter?” he asked.
KU boss Bammer promised to think about the various comments.
After all, we are still in the rough planning phase.
Application for a new building project on Hagngasse is unanimously approved
The building committee unanimously gave the municipal consent to the building application and also agreed to the necessary deviations from the outdoor area regulations.
In order to gain an additional apartment, the permissible wall height of a building is exceeded by 47 centimeters in one area.
The local councilors could live well with this deviation.

KU is also busy with energy-saving renovations on Hügelweg
For Bammer and his municipal company, the new buildings on Hagngasse are not the only project they have to deal with this year.
This year, according to the KU boss, the aging apartment building at Hügelweg 4 will also undergo a complete energy renovation.
“That’s just starting,” reports Bammer when asked.
This year he also wants to intensify the planning phase for the planned new development of the Ringbergsiedlung with its total of 65 residential units.
The KU wants to start building the two new residential buildings on Hagngasse in the spring of next year after all planning work has been completed.
