It starts again on Monday: The second construction phase for the renovation of Bahnhofstrasse East in Gräfelfing is underway, during which the main district heating lines for geothermal energy will also be laid.
For four and a half months, this means a complete closure of a main route through the town and, as a result, traffic diversions, blocked access for residents - and a drought for businesses.

“I can only ask and advocate that we overcome these restrictions together with a lot of patience and consideration by completely closing a main traffic axis,” says Mayor Peter Köstler.
The long-announced second construction phase in Gräfelfinger Bahnhofstrasse East will begin on Monday, which is scheduled to last until shortly before the summer holidays and will cause significant disruptions in Gräfelfinger traffic.
Like the first construction phase in the second half of 2023, the construction project has two main goals.
Bahnhofstrasse has long been in urgent need of renovation in this area.
The work will literally go into depth: As is now usual, the community is also using the renovation to improve the surface drainage, which in Gräfelfing is done through infiltration and, thanks to increasingly frequent heavy rain events, has to have significantly increased capacities.
The second main purpose of the work also lies in the depths, the laying of the large district heating pipes, which will in future carry the hot water from the planned geothermal energy production through the town.
It is not yet clear when the first water will flow;
Recently there were delays in the start of drilling work on Neurieder Weg (we reported).
However, Geothermie Gräfelfing GmbH has been accepting reservations from interested parties since 2023.
From Monday, the area from Stefanusstrasse, whose access including the Würm Bridge remains open, will be closed and extends up to and including the junction with Tassilostrasse, which served as a diversion route during the first construction phase, which will no longer be the case.
“The sidewalks and pedestrian lanes for cyclists remain open at all times.
This means that all shops and practices in the eastern part of Bahnhofstrasse can be reached on foot or by bike,” says a statement from the municipality.
The work will begin with milling away the asphalt surface, which will generate noise and dust.
“The ditch in the middle of the street will then be opened in order to insert the district heating pipes starting from Tassilostrasse.
After the district heating pipes have been laid, the drainage systems in the relevant section of the road will be replaced, and the road will then be rebuilt,” according to the municipality.
Detour for cars
Motorized traffic must be diverted extensively during the total closure.
The municipality has signposted two official diversion routes.
In the north they lead over the Würmbrücke on Weinbuchweg, Wandlhamerstrasse and Rottenbucher Strasse and in the south over the Planegger Würmbrücke on Germeringer Strasse, Georgenstrasse and Steinkirchner Strasse.
Diversion of bus traffic
The diversion plan for the two affected bus routes 267 and 268 is based on the diversion during the first construction phase.
The Eichendorffplatz, Jugendmusikschule and Sudetenstrasse stops will no longer be available for line 267.
“As an alternative, the stops Pasinger Straße (possibility of transferring to line 265) and Wandlhamerstraße (possibility of transferring to line 268) will be served,” said the municipality.
On bus line 268, the Eichendorffplatz stop will be moved a few meters to Rottenbucher Straße.
The Youth Music School and Pasinger Straße stops will no longer be available.
According to the municipality, the Wandlhamerstrasse stop (possible to change to line 267) will be served as an alternative, but the Sudetenstrasse stop on the diversion route will not be served.
All other stops remain unchanged.

This time the construction site is blocking the exits of the fire brigade and Malteser into Bahnhofstrasse.
For operations south and east of Bahnhofstrasse as well as towards the commercial area and motorway, there will be a makeshift exit that leads over Peter-Klostermeier-Platz (Maypole area) and flows into Bahnhofstrasse opposite Stefanusstrasse.
The rescuers reach the remaining Gräfelfinger areas via sections of Schulstrasse and Würmstrasse as well as Haberlstrasse.
There are no-parking signs on both sides with the addition “Rettungsweg”.
The Gräfelfinger fire department expressly asks on the Internet to respect these holding areas.
“We know that the ordered parking bans do not cause a storm of enthusiasm, but they are essential to avoid additional delays in an operation,” the fire department writes on Facebook.
“As was shown by the fire on Sudetenstrasse, saving lives can literally matter in seconds.
Therefore, please adhere to the parking ban and always make sure when parking your vehicle on fire department access roads and that there is still enough space in the street for large vehicles to get through," the fire department appeals.
Restrictions for residents
Residents in the construction site area must expect that they will not be able to access their property, their parking space or the underground car park by car for a long period of time.
According to the community, this was explained at a residents' meeting and communicated via mailbox.
“We have listened to the concerns and needs of residents and business people in this area,” said Mayor Köstler.
The municipality did everything to ensure that the construction site went as quickly and smoothly as possible.
And the community appeals to all Gräfelfingen citizens: “Support the companies on Bahnhofstrasse by visiting them despite the disruption.
They need your input.”
