Private Island Inc., as the name suggests, sells a private island.
For under 500,000 euros.
This is cheaper than many properties in Germany.
Bluefield - Anyone who has always dreamed of living on a deserted island could now be closer to their dream than ever before.
The real estate company Private Island Inc. is offering a private island for just under 435,000 euros.
This means that the price undercuts many houses and condominiums in Germany.
The object is located around 20 km off the coast of Bluefields, Nicaragua.
“Iguana Island” is now available for sale.

Company offers private island and house – with staff and observation tower included
The island has a total size of five acres and “features a three-bedroom, two-bathroom home with a wrap-around porch, dining room, bar and living area,” the company explains.
In addition, a long-time manager of the island and a caretaker are willing to stay on the island.
The staff would therefore live in a second building on the other side of the island.

The buildings “were built by an American developer to modern standards,” as CEO Chris Krolow describes.
“A wooden walkway winds around the property.
A 28-foot observation tower allows visitors to look across the ocean to the rainforests in the distance.”
After all, the region is known for “breathtaking sunrises and sunsets”.

The company also touts the low cost of living in Bluefield and tax exemption on foreign income in Nicaragua.
The island can be reached by boat in around half an hour.
According to the listing, the west side of Iguana Island is quiet and accessible to swimmers.

The price of under 500,000 euros seems to be an absolute exception for the company.
Looking at the website, it quickly becomes clear: it is usually standard for the islands on offer to cost well over a million euros and even nine-figure sums.
However, at 435,000 euros, the offer could also be interesting for people who are not millionaires.
Condominiums in major German cities are more expensive than private islands
If you compare the price of the island with real estate prices in Germany, you will notice that real estate in this country is often more expensive.

, “on average in Germany, the costs for a home would be between 320,000 and 360,000 euros, assuming a property size of 700 to 850 m² and a living space of approx. 150 m²”.
However, if you want something a little bigger, you will in most cases pay more for a home in Germany than for the entire island.

However, compared to condominiums in major German cities, the island almost seems like a steal.
For example, anyone who buys a property measuring 75 square meters in Stuttgart will pay significantly more than for the island at around 422,000 euros based on current real estate prices (source: wohnungsboerse.net, as of February 2024).
In Hamburg you also pay almost 470,000 euros for the same size, which is even 35,000 euros more than for Iguana.

In Frankfurt am Main, 75 square meters of condominium would cost over 510,000 euros in most cases.
In Munich, a property of the same size would cost just under 680,000 euros.
This means that the amount is twice as large as the entire Iguana Island.
