– The renovation of part of the flat roof on the secondary school in Ebersberg could cost around 1.84 million euros.
The responsible committee of the district council has now approved the planning by a majority.
In addition to the fact that the roof in the old building should be sealed after construction work, the measure has other ecological advantages.
New insulation is intended to improve thermal protection.
In addition, rainwater is retained by a green roof.
Part of the building dates from the 1960s
The renovation of the eastern part of the Dr. Wintrich Realschule building is planned.
This area was built between 1965 and 1967. The scope of the renovation work includes the flat roofs of the eastern old building with a central “skylight lantern” as well as the southern terrace of the same part of the building above the garden level, which is used as the south school yard.
In addition, the flat roof of the specialist class extension to the south was also included in the planning.
This part of the building was built in 1981.
Preparation for PV systems
The goals include, among other things, pre-equipment for PV systems during planning and construction.
The later implementation of the PV systems should be registered as a commercial operation in a separate investment, it said.

Two construction phases
The renovation will be implemented in two construction phases.
The first construction phase in the main roof area is planned for this financial year, the second construction phase in the south school yard area for the financial year 2025. The second construction phase should be used to renovate the roof of the specialist class extension to the south due to synergy effects.
Background: According to the district office, after rain, water often leaks into the interior of the building due to the construction in the area of the skylight lantern.
In addition, during the work to install the new ventilation system on the roof of the old building, extensive moisture penetration of the existing roof insulation was discovered.
The consequences: High loss of insulation value and a high risk of moisture penetration for the structure of the old building.
“In order to preserve the building in the long term, it is therefore urgently advisable to renovate the approximately 55-year-old flat roof structure as soon as possible,” said the district office’s specialist department.
Unlike the water damage in the almost new elementary and middle school gymnasium on Floßmannstrasse a few streets further away (we reported), the temporary closure is announced due to safety concerns.

According to the district office, the present renovation plan makes strong reference to the climate adaptation concept drawn up by the district, approved by the environmental committee in June 2023. The district authority also emphasizes that public construction projects generally serve as a role model and should encourage private developers to imitate them.
School buildings would have priority, also because of their special social responsibility.
The financial estimate of a total of 1.84 million for the entire measure includes a risk reserve of ten percent.
