After the Wogeno building cooperative pulled out due to rising construction costs and interest rates, Max von Bredow Baukultur GmbH, based in Kolbermoor, wants to continue the project with more than 60 apartments.

- It has what it takes to be a showpiece: a good 60 apartments in several clearly structured buildings, the architecture of which is based on Upper Bavarian farms, grouped around a green area, with common rooms and areas.

To this end, the rents for half of the apartments should be capped at a tolerable level.

These are, very simply, the basic principles of the “Living on Teilsrain” project, which is to be realized in Steinebach.

It has been planned for six years and the winning design has been available for two and a half years - but the developer has been lost to the community of Wörthsee in the meantime.

The Wogeno cooperative from Munich withdrew due to increased construction costs and interest.

Mayor Christel Muggenthal is not the only one who is even more relieved that a new partner has been found.

On Tuesday afternoon, together with her deputy Josef Kraus, Martin Hirner from Hirner Riehl Architects and Thomas Rößler, chairman of the Wohnen am Teilsrain association, she presented the new member of the group in the town hall: Dr.

Max von Bredow joins the project with his Baukultur GmbH.

“We are all in good spirits,” said Muggenthal right at the start of the press conference – especially since von Bredow is no stranger to Wörthsee.

With his predecessor company Quest Baukultur GmbH, he has already built the Edeka supermarket plus 19 apartments on Teilsrain.

The property is located right next to the area that has already been cleared for housing construction.

Four aspects are important to him, said von Bredow: “economic, ecological, social and well built.

We make every effort to combine these four aspects.”

New client: “A great project”

The plan was “a great project” and the design was very successful, praised von Bredow and promised to pursue it “with passion”.

The aim is to have a development plan and building regulations in place by the end of next year in trusting cooperation with the community.

If everything goes well, the first tenants could move in in 2028.

The basic principles of the plan remain the same, but he wants to reduce the number of large apartments by around 120 square meters in favor of additional smaller apartments, explained von Bredow.

There is a great need for this.

According to architect Hirner, the average size is around 70 square meters.

There should be a rent cap for half of the apartments.

How high this will be still needs to be negotiated between von Bredow and the community.

The target price is less than 18 euros per square meter.

The other half is to be rented out at market prices.

A significant number of potential tenants are currently around 80 members of the Wohnen am Teilsrain association.

Its chairman Rößler was pleased that von Bredow brought “many cooperative aspects” with him.

“He is not an investor in the classic sense,” emphasized Rößler.

He also received “mostly positive feedback” from members.

He viewed the fact that von Bredow actively approached the club as a “very good basis”.

Architect Hirner was also pleased with the decision.

“We are really happy that it is moving forward,” he said and spoke of “confirmation of the draft”.

The fact that von Bredow takes over the community-building parts speaks for him.

“I don’t know whether we would have continued with a pure property developer,” said Hirner.

The houses should be consistently constructed of wood.

In terms of energy, the district will be connected to the existing wood chip thermal power plant on Teilsrain, as well as photovoltaic systems on the gently sloping roofs.

The necessary parking spaces will be created in an underground car park, and a mobility concept is planned, for example with car sharing solutions and cargo bikes.

“The new constellation ensures that the work of the past few years has not been in vain and that we can continue to achieve the local council’s original goal of developing the district on Teilsrain with the development,” said Christel Muggenthal.
