Around 140,000 homes will escape the ax of the DPE

Firstly, we learned on February 12 that the methods for calculating the DPE (energy performance diagnosis) - mandatory when selling or renting - were going to be reviewed for housing measuring 40 m² and less.

Assumed objective: to restore a semblance of equity between the areas.

Indeed, according to a report submitted to the Senate in 2023, more than a third of homes of less than 30 square meters were assigned an F or G label, while the rate is only 13% for those of more than 100 m².

This is due to the consideration of hot water consumption and thermal compactness (living surface/waste surface ratio), both of which are particularly unfavorable for the smallest homes.

Thanks to this adjustment, which should come into effect on July 1, 140,000 properties could be removed from the F and G energy labels. A major issue when we know that the latter will be prohibited for rental from 2025 (G) and 2028 (F).

Mono gestures: the big return!

Relaxation also in sight in terms of the allocation of MaprimeRénov'.

Following meetings with the FFB (French Building Federation) and Capeb, the federation of building craftsmen, Christophe Béchu decided to relax the conditions for granting this aid, although it had been reformed... barely quarter.

From now on, in the so-called “by gesture” or “unaccompanied” route, the realization of single insulation gestures (windows, walls, floor, roof, etc.), will no longer be conditional on the prior decarbonization of the heating mode (by example, by replacing a boiler running on oil or gas with a heat pump).

Good news also for owners of energy sieves who should have, from July 1, opted for the “major renovation” route (very restrictive, it involves a minimum jump of two energy classes and the use of a Renovation Guide). ): they will be able, until the end of the year, to continue to opt for the “by gesture” route.

The official texts implementing these modifications are expected in the coming days.
