A light-flooded, high-tech wooden facade with slats, instead of the usual closed facade: This is what the new AEZ on Heimstättenstrasse should look like.

An open, light-flooded facade, a staircase-like roof and trees on top: the new shopping center on Heimstättenstrasse is anything but a standard market.
According to the current concept, it should be built without an underground car park - that caused discussion.

- The Amper shopping center (AEZ) on Heimstättenstrasse is to be demolished and rebuilt.
An attractive meeting place is to be created for the settlement, with a café and shops on the ground floor and a modern shopping market above.
The building committee has now presented a concept of what the new AEZ could look like.
Building authority manager Johannes Dachsel made it clear: “It’s not a concrete runway.”

The new building will have three floors.
However, the residents of Jägerstrasse behind it would not be looking at a high wall, says Dachsel, because the building is stepped backwards and is therefore connected to the adjacent, single-story houses.
Trees should be planted on the terraces created by the grading.
The gas station in the north of the current AEZ will have to make way for the larger new building.
The ground floor will be built in solid construction, the two upper floors in wooden construction.
Until now, the concept was still planned with an underground car park - in the most recent presentation, which was designed by the Bruck-based architectural firm ADS, there are no parking spaces in the underground car park.
There are parking spaces on the ground floor.
“Without an underground car park, a lot of concrete can be dispensed with,” said building authority manager Dachsel.
Mirko Pötzsch (SPD) was not convinced.
“I don’t understand why there isn’t an underground car park at this point?” Now living space would be lost upstairs.
The idea of building apartments on the market was discussed in the past, but was rejected.
Meeting leader Christian Stangl (Greens) noted: “We cannot say on the one hand that we want a good ecological balance and on the other hand demand an underground car park.”
Like Pötzsch, Alexa Zierl (ÖDP) didn't like the concept, saying it was out of date.
“It will be a big block, spruced up with photovoltaics on top.”
The building is stepped towards Jägerstrasse and the roof is covered with greenery.
This is intended to prevent residents from having to look at a high wall.

Andreas Rothenberger (BBV) initially echoed the same sentiment.
“I suspect that it could become a City Point Two,” he said, referring to the AEZ on Schöngeisinger Straße.
This is located together with other markets in the so-called City Point.
After further contributions from the CSU, the Greens and Free Voters that were positive about the concept, Rothenberger rowed back and emphasized: “We think it's good that a full-range retailer remains there.
It’s just a shame that no apartments or underground parking are being built there.”
Dachsel replied that residential development would not work in a wooden market.
In terms of fire protection alone, more concrete would have to be used in apartments.
In addition, the comparison with the City Point would be flawed.
“The new AEZ has an impact on its surroundings.” The concept envisages a visual relationship between the market and public space, through the open facade designed with wooden slats towards Heimstättenstrasse and Falkenstrasse.
Markus Droth (FW) also responded to the City Point comparison: “It’s like comparing apples and pears.” The concept for the AEZ on Heimstättenstrasse is completely different.

Andreas Lohde and Franz Höfelsauer (both CSU) emphasized the importance of the AEZ as a local supplier.
Residents of Puch and Aich would also come to the market, said Lohde.
Against the votes of Zierl and Pötzsch, the committee voted in favor of drawing up a project-related development plan.
On top of that, an expert advisory board will be convened to deal with the new construction of the AEZ.
