According to the owner's wishes, the building at Hauptstrasse 15 in downtown Starnberg is to be demolished and replaced by a new building.

The city council's building committee expressed sympathy for the project on Thursday, but not on all points.

– The next construction site is announced on the main street in the middle of Starnberg.

While the building at Hauptstrasse 17 has been completely renovated for more than a year, the owner of the neighboring house at number 15 is pursuing other plans.

“We want to tear it down and build a new one,” he says in an interview with Starnberger Merkur.

Commercial space will be built on the ground floor and apartments on the upper floors.

The city council's building committee received an application for a preliminary decision on Thursday.

Specifically, three points were asked for which an exemption from the legally binding development plan would be required.

Can the new building be built at a distance of 2.10 meters (more than before) and parallel to the main street?

Are apartments also permitted on the first floor?

And is a three-story construction also supported in the courtyard area?

“We have no problem at all with questions one and two,” said Mayor Patrick Janik.

“Question three requires a political decision.” The building committee saw it similarly: the city councilors rated moving away from the street positively (9:2 votes), as did the creation of additional living space (11:0 votes).

Franz Heidinger (BLS) even suggested a distance of 2.50 meters from the main street.

“Then we won’t block anything for later developments,” he said, alluding to the possibilities for a wide pedestrian and cycle path.

Prof. Otto Gaßner (UWG) was critical of this with a view to the neighboring “Yellow House” which was set back.

The owner also made similar comments in the Merkur conversation.

Committee against higher development in the rear area

The request for higher development in the rear area was not approved.

“A three-story development would, in principle, fit into the character of the surrounding area,” said the administration’s draft resolution.

However, “a ravine-like situation that is not very welcome in terms of architecture and urban development would arise or become even more solid”.

A 9:2 majority of the committee shared these concerns and did not grant community consent on this point.

Ludwig Jägerhuber (CSU) spoke of “urban development tensions”.

Although not asked for, an underground car park also led to discussions.

The owner explains that he is planning access via the entrance and exit of the Kreissparkasse underground car park.

The committee also favors this.

However, Eva Pfister (BMS) criticized the increasing sealing of the city center with underground car parks.

Water seepage is indeed a problem, said Dr.

Franz Sengl (Greens).

There is no timetable for demolition and new construction yet.

The residential and commercial building was built in 1899, but it is not listed.

Ludwig Zwickel GmbH for office supplies, writing supplies and gift items has been located on the ground floor for around 60 years.

Their existence is secured until further notice, says the owner.
