The “Maro” cooperative, which operates multi-generational houses and dementia shared apartments in the district and is planning further projects, is insolvent.

The mayors concerned are nevertheless optimistic.

District - When Wessobrunn's mayor Georg Guggemos received a call from Martin Okrslar on Thursday morning, he was at an appointment.

When he called back and the “Maro” board asked him if he was sitting, he knew: There was no good news.

Guggemos describes the news of the insolvency of the housing association, which is committed to multi-generational living, especially for people in need of care, as “crass news”.

The cooperative, based in Ohlstadt, currently operates six dementia living communities, including two in Weilheim, and eleven multi-generational housing projects, also in Weilheim as well as in Penzberg and Peiting.

The project that affects Wessobrunn is still in the planning phase: the community decided in August 2022 to hand over the monastery property to the “Maro”.

They wanted to integrate a total of 44 apartments into the historic building wing by 2028 for around 24 million euros, it was said last November.

“The contract has been signed, the official handover was on January 1st.

It was said that this year we would plan and then get going,” says Guggemos.

Wessobrunn's mayor continues to support the cooperative

He doesn't regret the award - "Maro" had prevailed against a competitor - they stood and still stand behind the cooperative.

Guggemos heard this from the local councilors, whom he informed by email on Thursday immediately after the phone call with Okrslar.

Because it is a self-administered insolvency, existing residential projects are not currently affected and business operations are currently expected to continue unchanged, as “Maro” reports, Guggemos hopes that the project will only be delayed but not ultimately destroyed.

“We will remain in close contact and now all we can do is wait and see.”

If “Maro” actually backs away from the project, legal help would have to be sought because the structure is not easy: the community had taken over the monastery property six years ago on a leasehold basis from the St. Ottilien monastery and has now passed it on to “Maro”. there are extensive financial arrangements and relationships.

But Guggemos doesn't want to think about that just yet.

The “Maro” in Wielenbach was significantly further: the shell of the project is already there after the groundbreaking ceremony in May last year.

For ten million euros, two houses with three living levels will be built over a shared basement, in which 25 two- to four-room apartments will be created.

18 of the apartments are subsidized; the basic rent, depending on the residents' income, is only between 4.50 and 6.50 euros per square meter per month plus additional costs that are deliberately kept low.

Wielenbach's mayor Harald Mansi was also informed about the insolvency by Okrslar on Thursday and was "very surprised at how something like this could happen".

He has worked in the industry for 20 years and knows “that such a practice is not normally observed in cooperatives.”

Mayor Harald Mansi remains optimistic: “We will definitely find a solution.”

Is that a reproach to the “Maro”?

“I can’t judge what the exact background is.

But normally you don’t do something like that as a bank,” says Mansi.

Insolvencies among cooperatives are very rare - apart from a few gamblers, of which "Maro" is certainly not one.

The community is only indirectly affected by the project in Wielenbach, meaning that completion can be delayed.

“Of course, all cooperative members are hit harder; I am also personally affected to a small extent,” says Mansi.

And of course the future residents - almost all of the apartments have already been allocated.

But given the circumstances that filing for insolvency could not be avoided simply because of a failed project, Mansi is not worried that “Maro” will not be able to continue: “We will definitely find a solution.
