Geretsried – The new construction of the daycare center on Johann-Sebastian-Bach-Straße and the expansion of the middle school are the two major projects for the city of Geretsried in the coming years.

Mayor Michael Müller (CSU) emphasized this again at the most recent city council meeting.

No small feat, as the latter costs almost 50 million euros.

As is known, the Geretsried middle school, which is currently divided into two locations - on Adalbert-Stifter-Straße and on Johann-Sebastian-Bach-Straße - is to be merged at the school center.

Before that, the aging donor house must be expanded and renovated.

At the meeting, project manager Christian Hertneck from the Haindl architectural firm and colleagues from Munich presented the planning status and the cost estimate at the end of phase two.

The good news: The supporting structure of the old building does not need to be replaced.

She is still solid.

However, the exposed concrete and exposed concrete facades from the 1970s will be replaced as much as possible.

The wooden stud walls are damaged and, according to Hertwig, there is no sound insulation.

There are also mice there.

The plan is to completely demolish the physics hall.

“It’s massively in the way,” said Hertwig.

Non-load-bearing interior walls are also eliminated.

The building technology will be completely renewed and the facades will also be renovated to improve energy efficiency.

The music school, however, will not be affected.

According to the plans, the renovated existing building will accommodate 325 students in 13 classes after completion, and 425 students in 17 classes in the new building.

A maximum of 800 students can be taught at the new middle school location at one time.

The aging Adalbert Stifter Middle School is being renovated and expanded.

Completion is not expected until 2030.

According to Hertwig, in the new building there will be teachers' rooms and school administration in the intermediate corridor that connects the old and new buildings.

In the basement there is technology, on the ground floor there are group rooms, offices, the teaching kitchens and the open all-day school.

The classrooms and specialist rooms are on the first and second floors.

The plans correspond to a so-called “corridor school,” explains the project manager.

That's what it's called when classrooms are arranged left and right along a hallway.

However, according to the teachers, they do not want to work with “learning islands”.

“The student clientele won’t allow that.” The cafeteria with a roof terrace is on the third floor.

The playground is created between the main entrance and the gym.

The committee unanimously voted for the plans presented.

Heiko Hawla (Free Voters) did not like the fact that the access to the construction site was to be built on his own property.

The rest of the committee couldn't come to terms with it either.

But it is necessary because the district refuses to allow development on its own land.

The mayor explained: “At first it may be a hassle, but separate paths are better in order to equalize the access situation.” This will make it safer for students, trucks and cyclists.

Detlev Ringer (independent for the Greens) had concerns about the underfloor heating, which, according to the project manager, can not only warm but also cool in summer.

But “it won’t be that extremely cold,” the project manager gave the all-clear.

An elevator is planned in the stairwell of the new building, and the upper floors can also be reached via the music school's elevator.

It starts after the 2025 summer holidays.

Then the property is prepared.

The new building is scheduled to be built between July 2026 and December 2028.

The general renovation is then planned by August 2030.

The costs for the major project are estimated at 48.56 million euros.

Of this, 26.5 million are due for the new building, twelve million for the general renovation, 2.61 million for the outdoor facilities and 7.41 million are for planning costs.

Funding of up to 20 million euros is possible.
