Is Avenue des Minimes the most expensive street in La Rochelle (Charente-Maritime)?
In a national study published in mid-March, Meilleurs Agents, “leader in online real estate valuation”, cites an average price of 6,452 euros per m2 and places this street at the top of its ranking ahead of rue Sénac-de-Meilhan , the Quai du Gabut, the Quai Valin and the rue du Parc-des-Pères.
It is true that Avenue des Minimes offers access and a breathtaking view of the marina.
Better: this off-center street hosts a bowling alley, a youth hostel and a few restaurants.
So many “services” visibly popular with the wealthiest wishing to have all the amenities.

La Rochelle real estate professionals, however, doubt this study compiling several sources of data such as a notarial database, that of the General Directorate of Public Finances (DGFiP) and transactions communicated by “partner agencies”.
According to Caroline Thibaut, manager of the real estate agency Logimax, this classification hardly seems credible.
“There is no Argus in our profession but the city center remains much more expensive than Les Minimes,” she explains, citing in particular the rue Sur-les-Murs overlooking the Chaîne tower and the old port. .
The Meilleurs Agents study thus seems to underestimate the properties of La Genette and Le Mail where the private mansions and exceptional addresses are concentrated.
“Beyond the standing, everything depends on the work to be carried out, the exposure, the quality of the co-ownership,” recalls Caroline Thibaut.
In the city center, the sea view, parking or terrace make prices skyrocket.
