The Munich-Land construction company celebrated the topping-out ceremony for the third and final construction phase in the area together with Mayor Thomas Loderer and the construction employees.

The apartments can be expected to move into December.

“The first construction phase began ten to twelve years ago, and the groundbreaking ceremony for the final construction phase was at the beginning of last year,” says the managing director of the Munich-Land construction company, Karl Scheinhardt.

Eight larger four-room apartments and eight small two-room apartments will be built on the property, spread over three buildings that are connected on the ground floor.

That makes 16 apartments in total with around 1200 square meters and a daycare area of ​​around 1000 square meters.

These tenants can move in

According to Scheinhardt, the apartments are all relatively well equipped.

15 are supported by district funds.

As in the first two sections, tenants who are named by the municipality and sign a contract with the construction company will move in.

The maximum limit for new rentals is twelve euros per square meter.

For comparable apartments on the open market, Scheinhardt estimates a rent of well over 17 euros, without guarantee.

The production costs are around 21 million euros, for the buildings including the daycare center it is around 14 million euros.

All three houses have an elevator.

There will be no underground car park, but some of the houses will have a basement - with compartments for the tenants and also larger rooms for the daycare center.

There are 21 parking spaces above ground for the vehicles.

The end of KfW funding was a challenge

The construction company was occupied with a very hot topic in January 2023: energy efficiency has the status KfW 55 according to the old savings regulation.

At that time it was announced that KfW wanted to end funding for this efficiency class.

“We submitted the funding application at a gallop in mid-January.” A few days later, the message came that no more new applications would be accepted and the funding pot had been exhausted.

The company was one of the last recipients of the funding.

If that hadn't worked, this project could no longer have been realized in this form.

Scheinhardt: “We all got caught up in this interest rate development, but we still have the old interest rates below one percent.

So, in the truest sense, I was very lucky again at the last second.”
