The object of much desire, with an area of 1,000 m², the historic building is located at 14, place Saint Corentin in Quimper, opposite the cathedral.
A neighborhood very popular with both traders and individuals.
The property complex, which is completely empty and in very poor condition, has a garden.
Its tower and stone staircase which led to the apartments date from the 16th or 17th century and are classified as historic monuments.
As stipulated by the notary office of masters Kervella and Blanchard, the complex, for commercial use (there was previously a shop on the ground floor) and residential use, is made up of several stone buildings, a stone tower and three old stone houses, under slates, totally dilapidated.
The whole is in joint ownership and the direct heirs have decided to put the property up for sale by auction.
Experts estimated the value of the property at 625,000 euros.

But on the day of the sale by auction within the notarial office on February 27, 2024, the property found no buyer despite the interest of several natural or legal persons.
The price has surely put off buyers because the whole thing is in very poor condition and requires major work which will greatly inflate the bill.
Furthermore, the auction sale procedure is binding on the buyer because there cannot be any condition precedent to the sale.
“We cannot make the sale conditional on obtaining credit or administrative authorization.
You must purchase as is with the risk of not being granted authorization by a third party.
The sale by auction is the ideal procedure for the seller to obtain the best sale price but it is restrictive for the buyer,” explained Master Barbara Kervella.
Other exceptional properties on the market
This has therefore been the status quo since the failure of the February 27 sale.
Potential buyers were interested in this exceptional property but no offers were made.
The municipality of Quimper showed a certain interest, the location of the site being ideal as part of the renovation of the historic city center.
Two solutions are now available to sellers.
Either they approach the judge of the judicial court for a new sale by auction by requesting a reduction in the initial price, or they decide to negotiate amicably themselves.
There is no delay between procedures, but the building has been empty for a few years and is rapidly falling into disrepair.
If the entire complex had been classified as a historic monument, the buyer could have benefited from tax advantages as part of its rehabilitation.
Unfortunately, only a part benefits from the classification.
This type of property is very rare for sale and yet it is difficult to find buyers.
This has been the case, for example, for several years with the deconsecrated chapel in the Kerfeunteun district of Quimper, at a cost of 631,000 euros.
At the start of the year, the Château Rose de Concarneau was also put up for sale for the sum of 1,695,000 euros.
