Olching - The Cologne family business Theune Spa Management GmbH, which wants to open a spa in the third section of the Geiselbullach business park, recently acquired the required property with lake access at the Stürzer Weiher in Olching.
The fourth attractive vabali spa facility in Germany is to be built there, after Berlin, Düsseldorf and Hamburg. The vabali spa in Olching is the first vabali spa in southern Germany. The high-quality wellness offering (saunas, pools, massage and restaurant) aims to create a place of peace and relaxation with an authentic Far Eastern character. “I am pleased that we have now taken a significant step forward with the purchase of the property by the Theune family,” said Mayor Andreas Magg. “It is a great opportunity for Olching to open such a high-quality facility here. The desire for something like this has existed in Olching for many years.”
Construction start possible in 2025
The city of Olching's early participation in the development plan has already been completed. The draft of the development plan will go to the city committees for approval in early summer and then to the final second interpretation. If the process continues smoothly, construction of the spa and the development of the entire third section of the business park would be possible in 2025. Maximilian Gigl, 2nd mayor and district economics officer, explains: “If not at this location, where else - with the attractive location at the Stürzer Weiher, the convenient transport connection and the possible synergy effects, the location in the 3rd construction phase of the Geiselbullach industrial area is ideal for the spa .”
Climate neutral and sustainable
At the vabali spa in Olching, the focus since the beginning of planning has been on a sustainable, innovative energy concept. Low water consumption is planned and some of the parking spaces will be covered with PV systems that supply electricity for the system. The spa will be connected to the municipal utility's climate-friendly district heating and the possible location of a data center in the immediate vicinity will result in significant synergies: the spa could also be heated in a completely climate-neutral manner using the waste heat from the data center. There are also modern heat recovery systems for water, ventilation and heating.
For Olching, there are various advantages to locating the spa on site: The construction of a new vabali spa facility will create around 250 jobs on site, and the investment volume planned by Theune Spa Management GmbH for the Olching location is around 60 million euros. In addition to the varied leisure activities available to citizens in Olching, the city of Olching also benefits economically from significant trade tax revenue.
Wellness option in the metropolitan area
The city council decided twelve years ago that the Geiselbullach business park would be expanded in the third construction phase. Therefore, the location of the spa is not a greenfield location, but rather embedded in a business park. With a moderate maximum number of visitors of 800 people, the planned spa is not a thermal spa on the scale of Erding or Bad Wörishofen. Due to the convenient connection via the A8 and B471, Olching is not expected to have a negative impact on traffic. Quite the opposite: there are significant benefits for Olching and the region in terms of traffic. Where previously you had to travel to thermal spas further away or towards the mountains to enjoy a wellness holiday or a relaxing day at the beach, the spa in Olching and the Munich metropolitan area is easy to reach and therefore offers real added value for the population.#
