The investor INM from Ingolstadt is planning 24 residential units in the “Living South of Lower Main Street” area in Bockhorn together with the Munich Outer Economic Area Planning Association. The area is adjacent to the Edeka supermarket, which is also being built, opposite the construction yard and fire department - a first step towards neighborhood development there. Kiril Vachev from the planning association presented the draft development plan to the local council on Thursday.

Bockhorn - “On this new area, which can later be expanded to the south, three-story terraced houses are to be built in the northern part by the investor, and in the southern part two-story semi-detached and single-family houses are to be built by developers,” said Vachev. A residential street will run through the area from north to south, at the end of which there will be a turning hammer of the usual diameter, sufficiently dimensioned for garbage and fire engines. At the northern end, greenery will form the boundary to Lower Main Street, also intended to provide noise and dust protection for the settlement. The municipality is responsible for maintaining this strip.

In order to avoid parking cars on the residential street, 34 ground-level parking spaces are planned. Because there is no more space on the site for additional parking spaces, the original idea of ​​building 29 residential units was rejected. There is still a footpath in the clearing that leads to the supermarket on the western edge of the new settlement. On the eastern side, the area is directly adjacent to the existing development.

A playground with greenery just in front of the supermarket as well as garbage sheds and bicycle parking spaces will also be built on the investor's site. Investors and planning associations envisage either plaster in muted colors, wood or green facades as cladding for the newly built houses. “The overall picture should correspond to the rural character of the community,” emphasized Vachev.

The maximum ridge height for the three-story terraced houses is ten meters and nine meters for semi-detached and single-family houses. Gable roofs are mandatory for a uniform appearance. Because the entire area rises slightly by about one meter from north to south, a certain amount of compensation must be made, especially on the southern properties. However, large retaining walls should be avoided.

An infiltration concept for surface water has not yet been finally clarified, but cisterns on individual properties are being considered.

Originally, the Edeka development plan was supposed to be discussed again at the meeting. This point had to be postponed because the investor was personally unable to attend. This will most likely be on the agenda for the meeting on May 2nd.
