20 new apartments in the heart of Warngau: The local council has now cleared the way for this and approved the Staiger Anger development plan.

- The way is clear for new living space in the town center of Oberwarngau: At its most recent meeting, the Warngau local council unanimously passed the statutory resolution for the Staiger Anger development plan. A total of 20 apartments are to be built in three new apartment buildings.

The key word is densification: the property at Angerweg 19 is making way for new residential development. The building applicant moved away from an initial draft with four new buildings arranged like windmill blades even before the local council, after a meeting, refused to create building rights for this with a development plan. The project now focuses on what is already within the building regulations for the area based on the surrounding development. However, the local council stuck to a development plan in order to keep the reins in its hand. Because there is a lot going on in this corner of the town: the course is being set for new development not only on Staiger Anger, but also north of it on Angerweg Nord, where the house builder is to relocate. And that certainly raises concerns about whether the infrastructure is up to the task - especially in the neighborhood.

Neighbors also expressed concerns in the most recent and final round of interpretation before the draft development plan is to become legally binding. They not only fear what they see as “maximum village densification”, but also that the Angerweg – which is to be widened by one meter as part of the project with land transfer – could become overloaded. One of the critics is a carpentry business that handles its delivery traffic with large vehicles via Angerweg. The company owner's lawyer therefore suggested, in addition to a report, that the additional traffic volume be redirected. However, the community does not fear an increased volume of traffic on Angerweg. The underground car park and visitor parking spaces are accessible from Taubenbergstrasse. The expected increase in Angerweg is below a trivial limit of 200 vehicles per day, said building authority manager Andreas Beer in the local council. According to the sound insulation report, there is no risk of any disadvantages for the carpentry industry as a result of the new buildings.

Mayor Klaus Thurnhuber (FWG) reminded once again that the desire for an infrastructure levy, with which building applicants would contribute to the general follow-up costs for the infrastructure, simply could not be fulfilled in a small municipality like Warngau, as it turned out in several attempts by the administration had. This has now been legally examined again by a law firm, which has come to the same conclusion. “There is no possibility,” said Thurnhuber, who would like the legislature to regulate it differently.

Florian Rank (FWG) signaled his approval of the statute resolution, but finds the development - despite the slimmed-down version - still "too big and too bulky", especially in connection with the nine apartments that are planned for the house builder. Anton Bader (FWG) appealed to the investor that locals in particular should be chosen for the apartments. Michael Spannring (Greens), on the other hand, appealed to his colleagues: “We are also obliged to create living space” – especially in view of the new Birkerfeld II commercial area, where hundreds of jobs will be created.
