Foundation stone laid for RMG nursing home

The latest generation nursing home will offer 96 places exclusively in single rooms on three full floors. As soon as the move to the new building has taken place, the current retirement home will be demolished. In its place, four houses with serviced living are to be built. They offer a total of 61 apartments between 50 and 80 square meters on four floors, whose residents can book additional support as needed. The costs for the entire project on the site are considerable; they amount to 65 million euros. Of this, 21.5 million go to the nursing home, for which there are subsidies of 10.5million euros. The second construction phase, which will also include the construction of the ground-level multi-purpose room, is scheduled to begin at the beginning of 2026 and the houses should be ready for occupancy at the end of 2027.



The new Rudolf and Maria Gunst House (RMG) nursing home is the first phase of the largest overall construction project to date in Gräfelfing. The symbolic laying of the foundation stone took place on Thursday with numerous guests.

“Let us make the foundation stone for this house a cornerstone of togetherness,” said Mayor Peter Köstler in his speech at the laying of the foundation stone of the RMG nursing home. The new facility is an important element in the community's efforts to create the best housing and living conditions for all generations.

The latest generation nursing home will offer 96 places exclusively in single rooms on three full floors. They are designed like a micro-apartment and have their own refrigerator and bathroom. There is also a spacious kitchen, common room and living room for each of the six house communities, which have their own entrance from the stairwell. A recessed attic houses the administration.

The Graefelfingen architect Bertold Ziersch, who won a competition and is the general planner responsible for the turnkey construction, emphasized the close cooperation with the municipality and its subsidiary Rudolf and Maria Gunst-Haus gGmbH, which acts as the client, and said: “ We are not reinventing care here, but rather developing together what is optimal for the residents and staff.”

In addition to RMG managing director Hartmut Joithe and his colleague Maria Lehr, deputy district administrator Annette Ganssmüller-Maluche also gave a welcoming speech.

The stainless steel capsule, which was sunk into the base plate, contains, in addition to a Würmtal local section of the Münchner Merkur, an ecumenical prayer, current coins and a photo of the Gunst family. The former mayor of Graefelfingen Rudolf Gunst and his wife Maria, who lost their son in the war, left the community a large inheritance that was to be used to build a retirement home - which was implemented in the 1980s with the RMG. Architect Ziersch filled a second capsule with the construction plans for the nursing home.

The new nursing home, which is scheduled to go into operation at the end of 2025, represents the first construction phase of the extensive renovation of the entire area. As soon as the move to the new building has taken place, the current retirement home will be demolished. In its place, four houses with serviced living are to be built. They offer a total of 61 apartments between 50 and 80 square meters on four floors, whose residents can book additional support as needed. This second construction phase, which will also include the construction of the ground-level multi-purpose room that is attached to the nursing home, is scheduled to begin at the beginning of 2026 and the houses should be ready for occupancy at the end of 2027.

A subsequent third construction phase includes the renovation of the remaining existing building along Lindenstrasse and the construction of a head building on Lochhamer Strasse for residential purposes.

The costs for the entire project on the site are considerable; they amount to 65 million euros. Of this, 21.5 million go to the nursing home, for which there are subsidies of 10.5 million euros.
