The construction of new homes increased slightly in the fourth quarter of 2023. On the basis of the authorizations relating to the residential sector, Istat estimates a slight economic growth in both the number of homes (+0.1%) and the usable habitable surface area (+0.6%). ), net of seasonal factors.
Non-residential construction recorded a significant increase (+28.3%) compared to the third quarter of 2023.
In the fourth quarter of the year, the estimate of the number of homes in new residential buildings, net of seasonality, is equal to 13,780 units; the usable habitable surface area stands at just over 1.20 million square metres, while the non-residential surface area is approximately 3.04 million square metres.
In the quarter in question, the residential sector showed growth both in the number of homes (+0.5%) and in the usable habitable surface area (+1.3%), compared to the same period of the previous year.
The surface area of non-residential buildings, in the last quarter of the year, recorded a marked increase (+24.7%) compared to the fourth quarter of 2022.
For the whole of 2023, Istat notes that the preliminary data "highlight a decline in the sector residential compared to the high levels of the previous two years. During the year, after the strong economic fluctuations of the opposite sign in the first two quarters, a slight growth of the sector was recorded in the second half of the year. The non-residential sector, on the other hand, presents a positive trend overall of last year, accelerating compared to 2022 due to the strong growth recorded in the last quarter of the year".
