Horrendous rental prices in metropolises: You can find out here which cities are among the most expensive in Germany.

It's no secret that

rental prices have

risen

significantly in recent years

.

Germany's metropolises are particularly affected by rising rents.

But tenants do not always have to accept rent increases without resistance.

The

consumer rights portal Conny Legal

, which deals with tenancy law, has chosen the top 8 most expensive cities in Germany.

On average, too much rent is paid in these cities in Germany

There are landlords who do not comply with the

rental price brake

stipulated in Section 556d of the German Civil Code (BGB) and who charge excessive rents.

The consumer rights portal Conny Legal has filtered out the top 8 cities where the most savings could be made in 2021.

Dusseldorf

is the undisputed number one with an average monthly rental saving of €503

.

Second place with an average saving of €346 is

Cologne

, closely followed by

Munich

with €339,

Hamburg

with €308 and

Berlin

with €304.

In

Stuttgart

, thanks to Conny Legal, an average monthly rent of €290 could be saved, in

€252 and in

it was still 201 €.

Experts from the consumer rights portal Conny Legal warn against agreeing to rent increases without checking them

The lawyer and managing director of the consumer rights portal Conny Legal

Dr.

Daniel Halmer

expressly warns against agreeing to a rent increase without first having it checked by an expert.

Payment of the new rent is also considered consent:

“Once tenants have agreed to an increase in their rent, it is difficult to undo an illegal increase.

Tenants typically have at least two months after receiving the letter to have the increase reviewed before the landlord can file an enforcement action.”

These reasons can justify a rent reduction

The basic prerequisite for being able to enforce a rent reduction is first of all that the

tenant did not cause the defect in the rented property himself

.

In addition, according to Section 536 Paragraph 1 of the German Civil Code, the reason must not have been known when the rental agreement was concluded.

  • Mold

  • humidity

  • Heating failure or heating does not heat sufficiently

  • Insufficient cold or hot water supply

  • noise

  • vermin

  • Wrong living space in the rental agreement

  • water damage

  • Broken elevator

  • Disruptions from construction sites

  • lack of ventilation / window in the bathroom

  • Front door not lockable

  • Drafts/leaky doors or windows

  • missing smoke detectors

  • Damage to the building fabric

  • Defects in the rented garage

In addition, tenants are obliged to report the defects

immediately and in writing

.

Describe the reasons for the rent reduction in detail and ideally have them verified by an

expert

.

Your landlord will be asked to remedy the defects in the apartment.
