The Central District Planning and Construction Committee, chaired by Mr. Guy Kaplan, chairman of the committee, today finally approved the last two plans in the field of the vacated military camp 'Zrepin' (complexes 7a and 7b).

The plans promoted in cooperation with the Israel Land Authority, which include 3,000 housing units, about 1,150,000 square meters for employment areas, about 62,500 square meters for commercial areas and about 115 dunams of open areas.

The Complex 7A plan,

which will be within the jurisdiction of the city of Rishon Lezion, covers a total area of ​​409 dunams, and is located to the south and adjacent to Assaf Harofeh Hospital and borders Highway 44. The plan includes 1,200 housing units - of which 240 will be allocated for small apartments, 120 will be allocated for micro apartments , and another 300 units of special housing that will be used for sheltered housing and/or student dormitories and/or special housing.

In addition, the plan includes 150 hotel rooms and employment areas of about 504,000 square meters, about 36,00 square meters of commercial space, about 54 dunams of public buildings and about 50 dunams of open spaces.

The nature of the construction in the plan is 18 floors for sheltered housing, combined residential, employment and commercial buildings with a height of 18 to 25 floors, and in combined employment and commercial buildings or employment buildings 15 to 18 floors.

The scope of the construction proposed in the plan is in accordance with the development policy of the planning director in the vicinity of a high-passenger transportation system (Mat'an).

The eastern part of the complex is characterized by lots intended mainly for employment and commerce, engineering facilities and a transportation center.

The western part of the complex is characterized by residential lots and public buildings and mixed residential uses alongside commerce and employment, and is a continuation of the urban fabric planned in Complexes 7b and Complex 4 in Rishon Lezion.

Between the two parts of the eastern and western plan runs a central axis, Naomi Shemer in a north-south direction, connecting Beer Ya'akov and Rishon LeZion.

This axis is used as an axis for public transportation, private vehicles and a metro line is planned in its area (Tetel 101/A), including a station within the scope of this plan and a light rail line of the brown line.

The plan for Complex 7B, which

will be under the jurisdiction of the city of Beer Ya'akov, is on a total area of ​​447 dunams, and is located south of Complex 7A.

The plan includes 1,200 housing units - of which 240 will be allocated for small apartments, 120 will be allocated for micro apartments and another 300 special housing units that will be used for sheltered housing and/or student dormitories and/or special housing.

In addition, the plan includes employment areas in the amount of about 647,000 square meters, about 20,000 square meters of commercial space, about 53 dunams of space for public buildings and about 65 dunams of open spaces.

The nature of the construction in the plan is 18 floors for sheltered housing, and 15 to 18 floors in buildings that combine residences, employment and commerce.

The scope of the construction proposed in the plan is in accordance with the development policy of the planning director in the vicinity of high-passenger transportation system systems (MATAN).

"The Planning Administration considers it very important to implement the government's decision to evacuate IDF camps in the center of the country in order to increase the supply of housing units in the center of the country. The plans are of great importance in the further development of the municipalities of Beer Ya'akov and Rishon Lezion.

The planning of the complexes was carried out from a broad planning point of view while providing an answer to the urban needs for employment and commercial areas for the economic strength of the authorities as well as for built and open public areas and providing appropriate solutions for public transportation, including the metro and light rail lines and based on quality public space.

The planning complexes in the area of ​​the vacating Zerifin camp were determined in accordance with the skeleton plan of the camp as approved by the district committee and the national council for planning and construction.
