Three school roofs have to be renovated in Unterschleißheim.

But because of the high construction costs, the city council put the brakes on the project.

Unterschleißheim – The city of Unterschleißheim should actually repair three leaking flat roofs on schools.

Water damage occurs at the middle school, at the gym and at the education center 1.

It rains particularly often in the gym.

Because emergency overflows were not yet standard when they were built, and the process via the gradient only works partially, an employee of the building administration explained to the city council.

When it rains heavily, the water now stands several centimeters high on the gymnasium and on the western roof of the middle school.

At the gym, this led to the fire brigade also pumping out the roof for static reasons.

It was originally planned to renovate the roof of the gym this year and to tackle the other measures in spring 2023.

Offers have already been received.

The scaffolding was supposed to be erected in September and the renovation started.

But the city council hesitated and has now decided otherwise.

Refurbishment significantly more expensive

The city budget has 1.6 million available for both construction phases.

But that's not enough anymore.

The construction costs have risen: according to calculations by the building authority, 1.95 million euros would be needed, including a buffer of 200,000 euros, 2.15 million euros would be needed.

The building authority has already received offers, they are higher than expected, but are within the budget with a buffer.

The city could apply for a subsidy for energy improvement of 400,000 euros.

For this purpose, thermal insulation should be above a certain minimum standard, which is a bit more expensive than the minimum standard, but makes sense, also to save on heating costs.

"We should think of taxpayers' money here."

However, there was no longer a majority in the city council for the originally planned renovation of all roofs in two construction phases (14:16).

"It is undisputed that the gymnasium roof needs to be renovated," said Mayor Christoph Böck (SPD).

The city council wants to split up the construction work and initially only renovate the hardest-hit gym roof.

The city councilors voted for it with a majority of 18:12.

The two other flat roof renovations will be carried out later, "to protect the financial situation," said Mayor Böck.

Stefan Krimmer (CSU) warned against "saving at the wrong end" and pleaded for the entire renovation.

Mayor Böck saw it differently: "Although consequential damage is also a risk, we have to budget with our resources.

I am also aware that it will definitely be more expensive if we refurbish two roofs later.” Martin Reichart (FB) did not share this assessment.

He considers the offers presented to be "completely overpriced" and said: "We currently have absurd prices.

Things will normalize.

We should think of taxpayers' money here."
