The two municipal buildings numbered 3 and 5 on Rathausgasse in Grafing are dilapidated and in danger of collapsing.

Despite urgent warnings, the people of Grafing cannot bring themselves to demolish a completely arid municipal building in the center.

– The last building committee meeting of the year was a tough one: in Grafing, the demolition of the municipal building at Rathausgasse 3 was actually to be decided.

That's how it was read in the draft resolution.

The house stands on unstable ground, is statically endangered, leaky and dilapidated.

The fabric of the building has been intervened on several times with incalculable consequences.

Then came the Christmas surprise.

It stops.

It is not usable like that.

Only Mayor Christian Bauer (CSU), Christian Einhellig (FW) and Christian Kerschner (SPD) voted for the demolition.

Stefan Meilinger from the administration presented the city councilors with the costs for new construction, renovation and demolition.

It's about two houses.

With the one with the house number 5, the matter is clear.

If someone removes the support beams screwed on from the outside, it will probably collapse on its own.

So it will be demolished, as far as there is consensus.

In the case of the neighboring building, however, there was a reversal.

The numbers actually said something else.

The demolition of the two buildings at Rathausgasse 3 and 5 together costs around 152,000 euros.

A replacement building for Rathausgasse 3, in which the administration could later get new and urgently needed rooms, would cost 920,000 euros.

The amount also applies if the city were to build apartments here.

The cost of renovation and conversion to the administration building, on the other hand, would amount to 1.4 million euros and is "therefore significantly higher than the estimated new construction costs," Meilinger informed.

Problematic subsoil of the houses

The main problem: The subsoil of the buildings in the Rathausgasse contains peaty layers up to a depth of 2.4 meters.

They got moving.

During an on-site visit, sewer work or cable laying were discussed as possible causes.

During heavy rainfall, i.e. when the Urtel is full to the brim, the groundwater level rises to just below the surface of the terrain.

The subsurface would therefore have to be fixed in a complex manner.

And that's expensive.

"The structural engineer says it's uneconomical," Meilinger recalled the result of an on-site visit.

Roswitha Singer (Greens) disagreed and used another decision of the committee: "I wouldn't tear it down.

In Straußdorf, a completely dilapidated barn is to be renovated for three million euros," she reminded the council members.

"I would like some more independent numbers," criticized Claus Eimer (FDP) of the cost calculation.

Meilinger countered: "We didn't add anything to that!"

Mayor Christian Bauer jumped in on his employees: "We would have produced additional costs with an expert." Elli Huber (CSU) also spoke out against demolition: "I was doing gymnastics on Rotter Straße for years," she reported.

"There was a crack in the wall that I could put my hand in.

And the building is still standing," she said.

For Huber, there is also a question that should also concern the neighborhood: "You would have to secure the other buildings too," she said as a resident.

For building committee member and architect Christian Einhellig, the preservation of the house is "irresponsible".

He said: "The problem is the security that the building no longer offers." A renovation is not an option for him.

It's about the dilapidated municipal buildings in Rathausgasse 3 and 5. Number 5 is in danger of collapsing and will be demolished according to the decision, but the leaky, structurally endangered number three will remain and be left to rot, but will not be used until further notice.

The whole thing follows the example of the old school building on Rotter Straße, which has been largely closed for 15 years.


What is actually waiting for?

Despite constantly increasing tax revenues, probably on the heavenly windfall.

The councilors want to save.

This is certainly correct and highly necessary.

However, this compromise was not a divine inspiration.

All around, there will soon be construction in Grafing on the back of Rathausgasse.

The old, privately owned buildings at Marktplatz 24b and c will be demolished.

Some of them share a wall with the municipal properties.

This complicates the construction site for the builders of the adjacent new buildings because they have to take additional security measures.

He must not ram sheet piling into the ground.

But maybe he can then see that the old neighboring building will ultimately be demolished after all.

The city councilors have not solved their problem by

In the Rathausgasse, many homeowners have recently been affected by building settlements.

Protecting them from further damage is also part of municipal precautionary measures.

Nobody has a plan yet.
