גם באר שבע תתכסה לאט לאט מגדלים במסגרת ההתחדשות העירונית.

לדוגמה, במסגרת התוכנית לחידוש שכונת ג׳, מוצע הריסת 4 מבני שיכון ישנים ומרכז מסחרי בן קומה. במקומם יוקמו כ-14 מבנים בגובה של עד 10 קומות ו-3 מגדלים בני 17 קומות. הבינוי החדש יכלול חזיתות פעילות לרחוב וינגייט שבהם ישולבו שטחי מסחר ומבני ציבור.

בנוסף, התוכנית תאפשר הקמת שבילי אופניים ברחוב וינגייט.

רוביק דנילוביץ', ראש עיריית באר שבע, ציין כי באר שבע, בירת המטרופולין הדרומי התפתחה באופן יוצא דופן בשנים האחרונות.

״לצד הקמת השכונות החדשות אנחנו פועלים נמרצות להתחדשות מרכז העיר. מדיניות העירייה היא לקדם ולתעדף את ההתחדשות העירונית בעיר וליצור מרכז עירוני תוסס ופעיל שימשוך אליו אוכלוסייה חדשה ויספק שירותים לכל תושבי האזור.

את זאת נקדם באמצעות תוכניות של עירוב שימושים, שייצרו סביבת חיים עירונית אטרקטיבית ויצירת מרחב ציבורי איכותי. כאשר המטרה היא צמצום הפערים מול השכונות החדשות ומשיכת אוכלוסייה צעירה אל המרכז״.

בבאר שבע יש כבר מגדל משרדים אחד שמשנה את קו הרקיע של בירת הנגב.

M TOWER הוא מגדל המשרדים הגבוה ביותר בעיר כיום. את המגדל יזמה חברת 'י'.

משעל ובניו יזמות' והוא מתנשא לגובה של 30 קומות ונחשב למונומנט פורץ דרך בעיר. המגדל תוכנן על-ידי ברעלי לויצקי כסיף אדריכלים ונבנה על-ידי קבוצת אורון כאשר הנחיית היזמים הייתה לתכנן מגדל משרדים מודרני כמו מגדלי המשרדים בתל אביב.

המגדל, שבנייתו הסתיימה לאחרונה, מהווה סנונית ראשונה בשינוי קו הרקיע של העיר, כאשר לצידו, במרכז העסקים המתפתח בלב העיר, יבנו בקרוב מגדלי משרדים נוספים, ביניהם מגדל של בית החולים אסותא ובניין של חברת כימיקלים בישראל. כמו-כן הבניין נבנה בבנייה ירוקה עם קירות מסך ומערכות מודרניות וכולל קומת מסחר וכ-500 מקומות חנייה.

המגדל השני בגובהו בארץ

דוגמא למגדל בפריפריה שייצור אייקון חדש למרכז המטרופולין הצפוני וישנה את פני האזור הוא מגדל נשר באזור התעשייה 'מחצבה 4.5' בנשר. זהו פרויקט מעורב שימושים בן 64 קומות שיכלול כ-80 אלף מ"ר משרדים, כ-4000 מ"ר מסחר וכ-780 יחידות דיור למעונות סטודנטים.

את התוכנית יזמה חברת מגדלור מקס בבעלות שמגר ואקנין (בעלים של גשם) ובן מקס, בתכנונו של גיא מילוסלבסקי.

הפרויקט נהנה מנגישות תחבורתית מעולה ונשען על קו הרכבל החדש המחבר את הצ'ק פוסט, הטכניון ואוניברסיטת חיפה ומהווה מחבר פיזי, תרבותי ואקדמי בין מחקר, אקדמיה והפרקטיקה.

מגדל נשר עתיד להיות גולת הכותרת והלב הפועם של המתחם החדש. בפרויקט ישולבו שטחים פתוחים ופארקים היוצרים מרקם עירוני חדשני.

"העלייה בהיקף הבנייה של מגדלים בפריפריה אינה מפתיעה", מסביר האדריכל גיא מילוסלבסקי.

"ראשית, עליית המחירים בכל הארץ מחייבת משפחות רבות לעבור לקנות ולשכור דירות באזורים מרוחקים מהמרכז. סיבה נוספת היא התגברות מדיניות התכנון של מתחמים מעורבי שימושים, המעמידה גם בפריפריה רמת חיים גבוהה במתחמים הכוללים מגורים, תעסוקה, מסחר, שירותים, פנאי ושטחים ירוקים.

גם תושבי הפריפריה הבינו את איכות החיים שניתן לקבל במגורים במגדל ולכן הביקוש למגורים במגדלים בפריפריה עולה, וגם ראשי הערים בפריפריה הבינו שכדי למשוך אליהם תושבים הם צריכים להשקיע בתשתיות של חינוך, במשיכת חברות להקים בעירם משרדים ומפעלים, וכן לתמוך ביזמים המבקשים ליזום פרויקטים במרחבי העיר שלהם״.

יש לציין כי גם בפריפריה עלויות הקרקע ועלויות הבנייה הגבוהות מחייבות יזמים למקסם את ניצול הקרקע ולבנות לגובה מגדלים, ומחייבים את המתכננים להתאים אותם לקונטקסט המקומי.

ארד שרון, בעלי משרד שרון אדריכלים: "המגדלים קופצים בשנים האחרונות לחלל האורבני של ת"א כמו קפיצים ממזרון ישן, באופן קפריזי וכאוטי ובלי קוהרנטיות מבנית, עובדה שיוצרת פה בלבול מרחבי. כל אדריכל "מעמיד" את האגו הארכיטקטוני שלו לראווה בגלריה המגדלית התמוהה.
