In the fourth quarter of 2020 there was

in the prices in dollars of the apartments, used and brand new, in the City of Buenos Aires,

with greater force in the 1-room units.

"The joint dynamics in the value of the square meter (m2) yielded an

average

retraction

of 6.8%

, deepening the decline that began in 2019 and consolidated for all segments since the first quarter of 2020," says a Report from the Directorate of Buenos Aires statistics.

The Report details:

• Among the

brand new apartments,

the value of the m2

fell by 8.1%

for the 1-room units (US $ 2,905), 7.2% for the 2-room units (US $ 3,004) and 6.3% for the two-room units (US $ 3,004). 3 (US $ 3,071).

Thus, brand new studio apartments were valued on average at US $ 101,178, 2-room properties at US $ 135,673 and 3-room properties at US $ 213,326.

Used apartments

also showed a year-on-year decrease in all segments: 8.5% in the price per m2 of 1-room units (US $ 2,714), 5.7% for 2-room units (US $ 2,593) and 5.3% those of 3 (US $ 2,503).

A used property of 1 room reached an average listing value of US $ 87,995 and US $ 110,277 that of 2 rooms;

lowest values

were Constitución (US $ 2,313), San Cristóbal (US $ 2,458) and Monte Castro (US $ 2,542);

while Saavedra and San Telmo showed prices around the segment average.

• Regarding the value of the m2 of the used 1-room apartments, Belgrano (US $ 3,288), Palermo (US $ 3,242) and Núñez (US $ 3,142) were the most expensive.

The lowest prices were registered in La Boca (US $ 1,906) and Constitución (US $ 2,067).

Saavedra and Villa Crespo were the neighborhoods with values ​​close to the average.

In relation to the interannual dynamics of the price of used studio apartments, the City showed a drop in the value of m2 of 8.5%, being more significant

in Villa Ortúzar (-16.6%) and Parque Chacabuco (-14.4 %).

"Within this framework, the report says the Buenos Aires Management- purchase-sale deeds increased with respect to the third quarter (8,105 operations) although in interannual terms there was a decrease that reached 8.2% - a decrease lower than those of the periods previous ”.
