This subsidiary of real estate developer Nexity, created in 2000, specializes in investment in bare ownership backed by rental usufruct.

In other words, Perl sells housing to individuals who make it available to social landlords.

The latter then rent the apartments to low-income households.

After 15 to 20 years, the owner regains the use (usufruct) of his home and decides to occupy it, to continue to rent it or to resell it.

This is the "unwinding".

Perl is even the pioneer in this real estate activity, recalls its new director, since his company is the only one to unwind a hundred homes, the number of which will exceed 3,000 within 10 years.

Both builder and purchaser of old heritage, Perl has already completed more than 350 programs, or nearly 9,000 homes in 168 cities in France.

The employees and their managers, 85 in Paris and 15 in the regions, were consulted during working groups.

Partners (social landlords, investors, developers, communities) were also surveyed.

“Obviously we did not have an exchange with all of them, we have several thousand investors, but with a sample.

The regulations also leave the freedom to each company to define its consultation process, specifies the CEO.
