Soaring apartment prices are leading quite a few people to consider investing in a commercial property that can yield a higher return than residential real estate. Commercial property is virtually any non-residential real estate, such as: offices, shops, parking lots, industrial buildings, hotels gas stations and more .

A listener who aired on business coach Alon Gal's program on 103FM Radio was debating whether she should invest in a commercial conference and asked for Gal's opinion.

She said that she does not have a large equity: "I have about NIS 100,000, I have my own apartment with a small mortgage and I was thinking of investing in a store or warehouse, turning them into a clinic, up to NIS 400,000."

Gal explained to the listener that today there are a variety of investment options: "A commercial property is a profit like any profit, the difference is that this thing is taxed. It is a business, the person who wants to rent will want the payment he pays to be taxable, so he will ask for an invoice and receipt. "Commercial is higher, but with the tax it comes out more or less the same, there is no significant difference. You will reach a 4 percent return. I do not know if it is worth the whole event, because you will also take out mortgages."

He offered the listener an investment tool he called a 'stupid tool', and explained: "This is a study fund, in terms of investment wisdom it is a stupid tool. A study fund or study provident funds know how to do over the years, merchant".

Gal wondered: "If there are investment models that are simply more convenient, then why do you have a commercial property? When there is NIS 100,000, why go into this whole event? It is a complicated and dangerous event, while if you invest properly in the capital market it is no less safe, on the contrary. "According to history, he's safer."

Alon concluded by saying: "I think in this data it is better to go for a long-term investment in the capital market, in a diverse portfolio. There are provident funds for investment, it is quite simple. You will earn on average 3-2 times what you wanted to earn on rent. For those who do not have large equity is better Go for such channels. "
