A chalet in Courchevel (Savoie) will be auctioned for a minimum sum of 27 million euros, excluding taxes. "An exceptional price," admits Me Didier Camus, responsible for the sale at the court of Albertville on Friday, May 7 and who nevertheless sees goods reaching 10 million euros. To this price, we will have to add the cost of the work, never finished, legacies of a real estate fiasco with twists almost as numerous as the number of rooms in the chalet (16 in total, connected on 7 levels by an elevator plunging 20 m underground. , with cinema room, 26 m swimming pool, golf practice, etc.).

It all started in 2010, when a Corsican joined forces with a Russian oligarch to build the largest and most sumptuous chalet in the Alps in Courchevel.

The two men, François-Xavier Susini and Nikolaï Sarkisov, then created the company Apopka and bought a building in the heart of the Savoyard resort, 12 million euros, in order to demolish it and rebuild a new one for 13 million euros.

A site stopped because of unpaid invoices

But a first grain of sand grips the company, because the building to be razed, typical of the 1950s, is classified as a historical monument.

The company Apopka must therefore dismantle it and store it at its expense.

The construction of the new chalet is progressing until 2015. However, a few weeks before the reception of the first customers, the site is suddenly deserted by the craftsmen whose invoices were no longer paid.

The result is a legal quarrel between partners that gets lost in the twists and turns of tax havens.

A first auction was canceled in 2019, due to the judicial liquidation of the real estate company of Apopka.

The second which will take place this week aims to reimburse the creditors of the project, in the first place Nikolai Sarkisov to the tune of ... 27 million euros.
