The item on the agenda for a meeting of the Tölz finance committee was “maybe a bit exotic”, the building authority manager Christian Fürstberger said on Tuesday evening.
Since time is of the essence, this committee must now decide on the preparation of the development plan for the Von-Ketteler-Ring.

This was previously built on with a small single-family house, which - according to the wishes of the applicant - is to be replaced by an apartment building with ten residential units.
The city rejects this with a view to the rather small-scale surrounding development in the district.
However, the district office - it has the last word - promised the developer a permit, threatening to replace the communal agreement.
Larger scope creates more directional certainty
In order to prevent this and to better control future urban development, the city council decided in its February meeting to draw up a development plan and imposed a ban on changes.
The finance committee unanimously adopted a new resolution for the development plan, which will now also encompass the surrounding area in addition to the application site.
The larger area of application ensures "more legal security", said Fürstberger.
At the request of Christof Botzenhart (CSU), the building committee will deal with this question in one of its next meeting as to whether the scope will even be extended again.
Greens want more densification
Richard Hoch (Greens) was able to understand why the apartment building was rejected.
“That is too big.” The development with a twin house, which the city can imagine, “I find too little for the property,” said Hoch.
Redensification is important in order to avoid the erosion of the area.
Peter von der Wippel (FWG) agreed with him.
“Between a semi-detached house and a house with ten residential units, there is definitely a good solution that you can agree on.” For example, a larger semi-detached house with four residential units would also be conceivable.
One certainly does not turn a blind eye to "meaningful suggestions from builders," said Mayor Ingo Mehner (CSU).
Fürstberger also emphasized this: “We are avowed compressors.” However, one always has to be careful not to “destroy” a neighborhood through redensification.
