In Peiting, too, living space is in greater demand than ever, especially because there is a lack of cheap offers.

This could be remedied by further social housing.

The Catholic Church, however, is preventing this by making lease claims for a property on Erlachstrasse that are too high, complains the Asylum Helferkreis.

Peiting

- It was a few years ago that the property on the corner of Erlachstrasse and Kohlenstrasse was a big topic of conversation.

In 2015, when the large wave of refugees swept through the district, accommodation for asylum seekers was to be built on the 5800 square meter area.

The project caused unrest in the neighborhood.

In the end, the construction failed because of the high costs.

Even then, there was talk of the fact that the property could possibly later be used for social housing.

However, nothing has happened in this direction so far.

The need would undoubtedly be there.

Lots of people on the waiting list for cheap housing

"We have a huge list of people who are looking for a cheap apartment," says Gabriele Sanktjohanser from the Peitinger Helferkreis Asyl. But not only refugees are affected by the current housing shortage. “That also applies to Germans,” says Sanktjohanser. This assessment is also shared by the community. "We definitely assume that a larger number of citizens are currently looking for social housing," says managing director Stefan Kort. But there are no exact numbers. After all, many beneficiaries would only have a fee-based housing entitlement certificate issued by the district office if it specifically concerns a rental property. Last year, three times as many applicants were counted for the 52 social housing units in the new residential complex on the former Bundeswehr site at Ost Bahnhof.

While the tenants there can look forward to a cheap roof over their heads, the grass is sprouting lively on the property on Erlachstrasse. The municipality is currently leasing it as a playground and football field, which means that it serves a good purpose. However, Sanktjohanser and her colleagues from the Helferkreis Asyl would much rather see it if the idea of social housing could finally be pursued at this point. There are no other suitable plots in sight. The property is owned by the Catholic Church and that is exactly where the problem lies in this case. Sanktjohanser complains that they demand such a high lease rent of four percent that a social housing project would be “completely unprofitable”. “I think the church has a social responsibility here.“Especially since they inherited the property for charity, the Peitinger wants to know.

The subject has long since arrived in the town hall.

There are definitely investors who are interested in such a construction project, says Mayor Peter Ostenrieder.

"But with the amount of long-term lease it is difficult." As a municipality one would definitely welcome a corresponding development at this point, emphasizes Ostenrieder.

Church refers to the legal situation that prohibits an undervalue allocation

And what does the church say about it? With a view to future use of the property, there are currently no inquiries, the press office of the Archbishop's Ordinariate in Munich informed the local newspaper at the request of the local newspaper. "In the case of a lease by the local beneficiary foundation as the owner of the property, however, it would have to be ensured that the ground rent is based on the relevant market conditions, which have to withstand a third-party comparison for foundation law reasons." administer. "An order for heritable building rights below the level of customary market conditions would therefore be an inadmissible allocation of lower values." In addition, sustainable economic action is required,so that the church can meet its diverse social commitment in the long term. The fact that the property went to the church on condition that it was used for charitable purposes is being examined. According to the press office, no relevant information has yet been found in the estate files.

In Herzogsägmühle, Diakonie takes a different approach

For Sanktjohanser, a look at Herzogsägmühle, where, as is well known, plans for a municipal housing project are also in progress, shows that there is another way. 60 residential units are to be built in an inclusive quarter on the Roten Berg. The investor is the Graf von Deym'sche Immobiliengesellschaft, which was already responsible for the Ahornpark at Bahnhof Ost. Sanktjohanser knows that a ground rent of one percent is under discussion there. In fact, the managing director of the Diakonie company, Hans Rock, confirms that a low interest rate of between one and 1.5 percent is being calculated for this project. However, this is linked to a right to occupy some of the apartments that you want to make available to employees and previous beneficiaries.A comparison with the property of the Catholic Church is therefore only possible to a limited extent. And he points out: "We also have apartments that we rent at customary market conditions in order to do something good elsewhere with the income."
