- After 28 minutes it was all over: The members of the Starnberg building committee had no words after the presentation of the devastating results of further tests by the “Bayerischer Hof”, the debate was surprisingly short. What should be talked about when a building has, in addition to static problems, a “museum” ventilation system and an electrical system from times when electricity was still something new; The fire protection is so bad that it becomes life-threatening and the State Office for Health and Food Safety (LGL) classifies the kitchen as completely unusable. The city council is due to discuss the next steps on Monday - it has no alternatives to looking for investors.

It was not really surprising what Christina Frei from the city's structural engineering department had summarized on five pages of draft resolution. The list of horrors for friends of the traditional hotel and the Greek tavern shows only one thing: The building - officially from 1875, but presumably a few years earlier - is thoroughly ailing, a reopening is out of the question. Mayor Patrick Janik soberly classified the results as "meaningful". The individual areas:

■ Statics:

Defects had already been found in 2012, and there was another test almost a year ago - also because the hotel leaseholder had sued against the district office's prohibition of use. The procedure is still ongoing, the town hall assumes that the static problems will be confirmed. However, questions remain unanswered, for example about the foundation - nobody really knows exactly what that looks like.

■ Fire protection:

Serious deficiencies have been known since 2011, since then the top floor, large parts of the second floor and a room on the first floor have been blocked. In mid-September, an expert took another look at the building and certified it as being “very dangerous”. One reason: All corridors are open, all floors are connected - if there is a fire, all escape routes could be blocked by smoke. The corridors cannot be used as escape routes because there are “impermissible installations”. As a result, the “Bayerischer Hof” could not be operated as an accommodation facility.

■ Electrical system:

A so-called e-check attested a “high risk”. Part of the system is not permitted today, circuit breakers are completely missing - and these are just examples. In addition, in all seriousness, fabric-sheathed cables were found, as they were common 100 years ago, but are now considered a fire hazard. The building is now largely disconnected from the power grid.

■ Water / heating:

According to the administration, the systems are completely unusable. In September, a specialist planner determined that "the entire water installation can no longer be used technically and hygienically and must be renovated without exception," as the summary says. In some cases, "museum conditions" were found, said Frei. The sewage system is not a bit better and also has to be completely renewed for noise and fire protection reasons. The renovation of the heating and pipes alone, according to an estimate, would cost more than two million euros. Hotels also require Legionella examinations, which were carried out some time after the shutdown. The measured values ​​were 2.5 times the limit at which showering is prohibited. The hot water supply was therefore cut eight weeks ago.

■ Hygiene:

The hotel construction was examined with experts from the LGL, the result is devastating. From a technical point of view, “food production in these premises is only possible again after extensive renovation work and the creation of the legally required conditions,” says the submission. There are deficiencies in ceilings, walls, floors and appliances - so pretty much everything.

■ Plastered ceilings:

They make up a large part of the charm of the “Bayerischer Hof”, but are sometimes more of a danger to guests. Especially in the area of ​​the staircase there is a risk of parts falling down, according to two inspections. In almost all ceilings, cracks can be found, which become stronger the higher the rooms are. The cause is probably the roof, through which moisture penetrates - another point on the list of renovation needs.

Conclusion: A reopening is out of the question. “That says it all,” commented Janik, who admitted that he had long believed in a temporary renovation for a few hundred thousand euros. But nothing would work without a general renovation. So: look ahead. “It is in our interest that the 'Bayerischer Hof' should not be in ruins for long,” said Ludwig Jägerhuber (CSU), “we have to do everything we can to find an investor. Everything else is a waste of time and money. ”His colleagues saw this as well:“ There is nothing left to save, ”said Marc Fiedler (FDP). A redevelopment by the city is not to be made. He reckons that nothing more than the skeleton will remain.

It won't be that easy for an investor because the “Bayerischer Hof” is a listed building.

Christina Frei has already held talks with his representatives, they want to preserve the building fabric, the room layout and a lot more.

Now, the city council agrees, the search for investors should begin as soon as possible.

The key dates have long been known and decided: "Bayerischer Hof" and Villa Bayerlein (VHS) are to be marketed as a unit, but not sold (ie long lease).

A hotel is given, as is public catering - whether there is space for apartments or commercial space is up to the investors.

The roundabout in front of the hotel should be included, the external effect of both buildings should be preserved (this is already provided by the monument protection).

Next step: An office should be found that will prepare a concept competition.

It could bring results in a year;
