Will the penthouses in Israel become more expensive soon?

According to data from the Yad2 website, there has been a consistent monthly increase in demand for penthouse apartments since last October.



As of last February, there were about 122,000 surfers on the site who were looking for such housing units.

This is a jump of almost three times the demand in the corresponding period in 2019.

In February, 6,300 penthouse apartments were offered for sale on the site, so that there were 19 interested parties for each apartment.



A total of about 709,000 surfers searched for penthouses on the Yad2 website in the past year, with the number of searches in February being the highest by month.

Compared to the demand for penthouses, the supply of such apartments on the Yad2 site amounted to only 18,000 housing units in the past year.

In terms of demand, for every apartment offered for sale there were 40 interested.



Divided into cities, the city of Tel Aviv leads both in the demand for penthouses and in the number of apartments offered for sale.



In the past year, there were 66,000 surfers looking for such apartments in Tel Aviv, compared to 2,600 sale ads - a demand ratio of 1 to about 26.

After Tel Aviv, Rishon Lezion is ranked with 50,000 demands and a supply of 835 housing units, and Petah Tikva with 42,000 and 895, respectively.



Kfar Saba leads the cities' ranking in demand ratio with about 79 interested parties for each apartment offered for sale, followed by Rehovot with a ratio of 65, and Rishon Lezion with 60.

The Corona crisis has further raised the profile of these apartments thanks to the large indoor and outdoor living space they allow.

If once the penthouses were sold mainly towards the end of the marketing, we see how this trend is changing and today the buyers are not waiting and precisely these apartments are being sold first.

In addition, we are witnessing an increase in the demand for penthouse apartments in the peripheral areas, after a significant part of the workforce has moved to work from home in Corona.
