- The location is good, the train station is a stone's throw away. And this is exactly what the business model of the hotel project is based on. “We rely on business travelers and trade fair visitors,” says Ludwig Klier. His hotel will offer 16 single rooms. "We put in large king-size beds, that can also be done with double occupancy." The 57-year-old knows from inquiries that such a bed and breakfast hotel is missing in the north of the district. Overnight stay with breakfast, then take the S-Bahn to the trade fair or further training in Munich or Holzkirchen. “If you want to eat, come over to the inn,” says Klier, who took over the parental “Baumann” in 1997 with his wife Barbara.

The hotel project is anything but a snap shot. The restaurateur started planning six years ago. He quickly came to an agreement with the congregation. “But then it got complicated,” Klier sighs, “I was surprised at the possibilities neighbors and their lawyers have to take action against such a project.” Although no new restaurant was planned, he paid for an emissions protection report. Bats were suspected in the existing building, the old Raiffeisen warehouse, but were never found. "Then we had tenants in the warehouse who we had to sue first." Time passed, which required new financing discussions with the bank.


Now, in spring 2021, the excavators could finally roll.

“It has nothing to do with Corona, we would have started one way or the other this year,” emphasizes the client.

The crane has been standing for a few days and the construction pit is being dug;

Bahnhofstrasse next to the construction site is narrowed over a length of 15 to 20 meters.

The traffic here has to get by with a little less space for three months.

The digging is deep: From Bahnhofstrasse, it goes down into an underground car park.


The new building above (30 by 15 meters) is divided into two equally sized areas: next to the beer garden, the 16 hotel rooms, towards the center of the town the wing with apartments that are between 48 and 70 square meters.

According to Klier, three three-room and two-room apartments and three apartments are planned.

Given the lack of living space, it is unlikely that Klier will have to look for tenants.


A good occupancy rate can also be expected in the hotel rooms, not only during Oktoberfest time.

As Klier reports, the globally active simulation provider Ansys, which has a large location in Otterfing, needs around 1000 overnight stays a year for seminars, workshops and training courses.

There are also other large companies in neighboring Holzkirchen such as Bosch or Sandoz-Hexal.

“I keep getting inquiries,” says Klier.


That's the prospect.

Before that, the Otterfinger restaurateur has to take a lot of money in hand.

Klier expects construction costs of four to 4.5 million euros.

"Unfortunately, construction prices have risen sharply in recent years," says the 57-year-old;

he estimates the price increase since the beginning of his hotel plans at 35 percent.


Despite all the cross-cuts and costs: There is no alternative to the hotel project for Klier.

“We have to position ourselves for the future.” When the neighboring Raiffeisen warehouse was up for sale 15 years ago, he had to strike.

"Otherwise a property developer will sit down next to me and my beer garden," says the innkeeper, "you can easily imagine that that would have been problematic for me."


The new building should be ready for occupancy in a year.

“That's the plan,” says Klier, “maybe it will take two or three months longer.”
