A hairdressing salon and four apartments are to be built in the north of Denklingen where the family doctor's practice was previously housed on Frühlingstrasse and will move to Hauptstrasse in the summer.
The community endorses the project and grudgingly bends to a demand from the district administration.
The authority demands that a development plan be drawn up for the project.

Further west at the corner of Frühlingstrasse and Nelkenstrasse there is a larger farm.
But the farm building cannot be used for the comparison.
The newly submitted plans with the barber shop and four apartments will create a built-up area of 475 square meters.
This would mean that the planned structure would not fit into the surrounding area.
The investor's project is considered not to be approved.

Nonetheless, the building management of the municipality and the architects' office agree that internal densification has priority over the use of new areas in the external area.
However, interior densification can only take place on a larger scale using land-use planning.
Means: A development plan has to be found.
The local councils bit into the bullet and took the decision to set up the Spring Road development plan.
“We want him to be able to build,” said councilor Barbara Reichhart (Epfach) at the end of a lengthy discussion.

Reichhart had previously asked whether the district office's request was rather arbitrary or had something to do with the size of the project.

Braunegger saw the project in the north of Denklingen as "not so dramatic" in terms of the structural changes.

The town hall chief regretted that the development plan had to be followed: "But our hands are tied."
The local council remembered that two years ago the district office also required a separate zoning plan for the construction of the kindergarten.
