Commercial space is scarce

Without suitable locations for companies, it is difficult to increase tax revenue

Fürstenfeldbruck – In order to have money for investments, the city needs trade tax.

However, the income lags behind expectations.

There are no paying businesses.

The interest would be there, but not enough suitable areas - neither with the city nor with the property development company Industha.

"The demand for commercial space is unbroken, but its availability in the city area is increasingly limited," reports Aliki Bornheim, who is responsible for economic development in the town hall.

There are interested parties from a wide variety of industries, without a specific focus.

Industha Managing Director Peter Lackerschmid also speaks of very different requests.

"It ranges from the small painting company with a requirement of 800 square meters to the forwarding agency that wants 8000 square meters."

Industha would need a lot of space

Around 60 applicants are on his list – but it dates from before Corona.

So there would be a need, even for around 150,000 square meters of space.

But Lackerschmid is far from being able to offer the necessary reason.

He is currently working on the land use and development plan for a 6,500 square meter piece on Kugelfang Nord.

But that is as good as forgiven.

North of Eisen-Rudi there would be another area that belongs to the Free State.

The planned bidding process did not take place.

Here you could settle small-scale businesses - but on bad ground, since it is a former household waste dump.

Lackerschmid asked the Free State.

"We've been waiting for feedback for a year."

Another free area is east of Frauenhoferstrasse.

It belongs to Immobilien Freistaat Bayern and is on the city's wish list.

It would certainly be possible to settle trade, says City Planning Officer Johannes Dachsel.

"However, due to the difficult ground conditions, it has not yet been tackled."

Densification is the motto

So Aliki Bornheim currently only has the option of adding density for tradespeople.

In the existing commercial areas there are also individual plots of land from private owners that can be used.

Also on the B 471/B 2, an area owned by the city and privately owned is undeveloped.

In order to bring in more line here, a commercial space development concept is now being drawn up.

It also contains objectives as to which sectors are promising and should be attracted.

Requirements and location factors are also included.

Since 2015, economic development and urban planning have also been working on an evaluation scheme for the initial assessment of interested parties.

"It includes urban planning and urban development policy, economic, ecological and social criteria to ensure an integrative view," explains Bornheim.

The start-up center is progressing

The city is also breaking new ground with the startup center on Bullachstrasse.

The founding house "Ampersite" is being built in the former managing director's house of the municipal utility company.

The construction work has been completed and the common rooms have been set up.

They are currently working on the lease for the founders and young entrepreneurs, recruitment and the website.

Because soon the first creative minds will be working on their new companies here.

At least for this you don't need an additional reason.
