During the months November 2021-January 2022, the requested amount of new dwellings stood at 21,340 dwellings, an increase of 24.3% compared to the previous three months, ie in August-October 2021, according to data published today (Monday) by the Central Bureau of Statistics.

About a quarter of all new apartments sold are concentrated in the cities of Tel Aviv-Yafo, Ashkelon, Jerusalem, Beer Yaakov and Modi'in-Maccabim-Re'ut.

After seasonal adjustment, there is a 10.6% increase in this period compared to the previous three months, ie in August-October 2021.

An examination of the trend data shows that the requested amount of new dwellings has increased since July 2019 at a rate of 1.5% per month.

The requested quantity of new dwellings consists of 77% of new dwellings sold to the general public, and of 23% of new dwellings not for sale that have begun construction.

Based on the CBS monthly survey, 16,440 new dwellings were sold in November 2021-January 2022, an increase of 21.9% compared to August-October 2021. After the seasonal adjustment, there is an increase of 6.5% in this period compared to the previous period. December 2021-January 2022 , A decrease of 0.6% per month, after an increase of 2.4% per month was observed in March 2018.

According to reports to the Tax Authority, in November 2021-January 2022, approximately 14,950 transactions of sale of new apartments were made, of which 11.7% were transactions that have not yet been reviewed and approved by the Tax Authority.

The data also show that the number of new non-sale dwellings that began construction in the months in those months stands at about 4,900 dwellings, an increase of 32.8% compared to August-October 2021. After seasonal adjustment, there is an increase of 27.4% over the previous three months.

In the months of November 2021-January 2022, about 26.6% of the total amount of new dwellings requested were in the Central District and about 20.5% were in the Tel Aviv District, compared with 9.6% in the Jerusalem District.

In the Southern District it was 16.2%, in the Haifa District about 11%, in the Northern District 11.4% and in the Judea and Samaria area 4.7%.

The share of dwellings sold out of the nationally demanded quantity was 77%.

In the Tel Aviv district, the percentage of dwellings sold out of the total quantity requested was 92.3%, compared with about 44.3% in the Northern District.

In the Jerusalem District it is 76.5%, in the Haifa District it is 86.1%, in the Central District it is 78.9%, in the Southern District it is 80.9% and in Judea and Samaria it is 46.2%.

Among the localities where more than 500 apartments were sold in November 2021-January 2022 is Tel Aviv-Yafo with sales of 1,226 apartments and an increase of 45.3% compared to August-October of last year.

In Ashkelon, 881 apartments were sold, a decrease of 21.9%.

In Jerusalem, 858 apartments were sold with a decrease of 8.3%, in Beer Yaakov 741 apartments were sold with an increase of 335.9% and in Modi'in-Maccabim-Reut 678 apartments were sold with an increase of 6.9%.

Another large increase was recorded in Harish, where 575 apartments were sold - an increase of 356.3%.

In Rishon Lezion, on the other hand, there was a decrease: 406 apartments were sold, which is a decrease of 34.9%.

At the top of the list of localities where there was an increase in the sale of new apartments compared to the previous three months are Yavneh with an increase of 416.1%, Harish with an increase of 356.3%, Beer Yaakov with an increase of 335.9%, Mevaseret Zion with an increase of 335.4% and Nof Hagalil with an increase of 267.9 %.

The main localities where there was a decrease in the sale of new apartments compared to the previous three months are Rishon Lezion with a decrease of 34.9%, Nahariya with a decrease of 30.3%, Ashkelon with a decrease of 21.9% and Givat Shmuel with a decrease of 12.7%.

In November 2021-January 2022, 66.2% of all dwellings that began construction for non-sale were for self-use (self-construction and "build your own home"), of which 41.8% were in the Northern District and 20% in the Southern District, compared with 7.4% in the Jerusalem District and 3.5% in the Tel Aviv district.
