There will be changes in the new building at the former Isar department store in the old town of Wolfratshausen.

The investor changed his plans - and the city agreed.

Wolfratshausen – The demolition of the former Isar department store and the construction of a new residential and commercial building on Untermarkt in Wolfratshausen's old town was peppered with legal disputes and nasty surprises for the client.

In the meantime, the building – the anchor tenant will be the drugstore chain Müller – is taking shape.

The property will probably be ready for occupancy in the spring of next year, said project manager Frank Maiberger at the most recent meeting of the city council's building committee.

With 9:0 votes, the committee approved a change of use requested by Untermarkt 7-11 GmbH: the previously six planned apartments on the second and third floors will become two medical practices.

This reduces the number of apartments by half to six.

As reported, two doctors - according to Maiberger a gerontologist and a urologist - approached the client.

According to their own words, both have to leave their practice rooms in Wolfratshausen, both would like to settle at Untermarkt 7-11.

Maiberger put a stop to speculation: The requested change of use "makes the house even more expensive" for the investor.

"We are grateful for every apartment," said SPD city councilor Fritz Schnalder, "but we also need specialists."

Gerlinde Berchtold (SPD) also had no objections and took the opportunity to thank Grünwalder GmbH for “staying by” despite all the adversities.

In recent years, the investor has not had to clear stones, but "boulders" out of the way.

Wolfratshausen: There are fewer parking spaces in the old town than required

In addition to the change of use, the expert committee unanimously approved a mobility concept for the client.

On this basis, the GmbH may provide evidence of 18 fewer car parking spaces than required by the city of Wolfratshausen.

An option that the client on the former Kraft site east of the S-Bahn station, the Maro cooperative for their multi-generation house on Sauerlacher Straße and the Wolfratshausen building cooperative for their project Am Waldrand in the Farchet district are also making use of.

"We are the only ones creating new parking spaces in the inner city area," Maiberger pointed out.

According to him, the 23 parking spaces behind the new building in the Bergwald alone cost the project company 2.5 million euros.

There are also 20 spaces in the underground car park.

He will discuss the mobility concept, which includes car sharing and cargo bike sharing, with the building cooperative in the coming days.

The goal is networking, which means getting the same car-sharing provider on board.

Maiberger Greens representative Rudi Seibt had to cancel.

He insisted on installing a photovoltaic system on the roof of the new building.

"Unfortunately not possible," the project manager stated - and cited the monument protection and "many offcuts" of the roof as reasons.

However, he agreed to reconsider the options.

The client is not forced to do this, emphasized Deputy Mayor Günther Eibl (CSU), who represented City Hall Chief Klaus Heilinglechner.

"It's all about building rights here," he explained to Seibt, "not about the technical equipment." On this point, according to Eibl, "we won't talk the investor into it".
