How much building land can Bachern handle?

2023-05-20T15:08:21.193Z

Highlights: Inning's mayor Walter Bleimaier found it difficult to keep his composure. The most recent municipal council meeting was about the designation of new building land in the west of Inning's district of Bachern. An area of 23,475 square meters with 15,000 or just under 16,000 square meters of building land – spread over 28 plots that would be 415 to 635 square meters in size, plus a children's home. The already built-up area at the southwestern corner is to be included in the scope of application.

How much influx can a small district like Bachern with 473 inhabitants tolerate? But it is precisely there that urgently needed affordable housing for up to 28 families could be created. This brought the Inningen municipal council on Tuesday quite a bit into trouble.

Inning – It was one of the few moments in which Inning's mayor Walter Bleimaier found it difficult to keep his composure: The most recent municipal council meeting was about the designation of new building land in the west of Inning's district of Bachern. An area of 23,475 square meters with 15,000 or just under 16,000 square meters of building land – spread over 28 plots that would be 415 to 635 square meters in size, plus a children's home. The already built-up area at the southwestern corner is to be included in the scope of application. And the existing orchards are to be preserved. However, the decision taken in the summer of last year did not seem to appeal to all local councillors on Tuesday. In particular, Marita Seefelder (Greens) and Yannik Krüger (CSU) – both from Bachern – no longer wanted to agree to the planning. But you probably weren't that alone.

The municipality apparently "bought the property on the western outskirts of Bachern at a high price" last year (Bleimaier) and decided in a non-public meeting in the summer to create living space on it in the form of single-family, at most semi-detached houses. The purchase is to be covered by the sale of the plots. Urban planner Frank Bernhard Reimann had two development concepts with him on Tuesday, which Marita Seefelder found "not particularly imaginative". She and her parliamentary group colleague Barbara Wanzke had imagined a lighthouse project like the one in Weyarn, a multi-generational living – barrier-free and affordable, with a shared heat supply, something that would make small villages livable and attractive again. Riemann's variants, on the other hand, seemed like standard to Marita Seefelder, envisaging 28 plots of land that would be accessed via a ring road. Optionally with single-family houses or with semi-detached houses. Above all, Yannik Krüger would like to see more generous areas. Riemann's proposal also reminded him of "not Bachern, but Planegg or Gauting" in view of the expected influx into the small district. FDP local councillor Dr. Ajay Singh echoed Yannik Krüger's sentiments: "I think 14 plots should be a maximum."

When it was foreseeable that no decision would be made on Tuesday and Barbara Wanzke asked whether there was "another area that we could use first", Bleimaier was really annoyed. FBB local councillor Johann Ritzer was also surprised. "We had opted for this area. Now you are against it. Affordable housing can only be made with small plots of land," he said. Bleimaier underlined this by recalling the standard land value of 1500 euros per square metre. The mayor also rejected the idea of building through a cooperative in view of the expected minus in the municipal coffers. He also received support from Anna Herrmann (CSU): "I think you have to stick to small plots of land. Maybe a little looser with more green space." It is important that people "who rescue me from the car when I have an accident can afford it, who look after our children," says Ritzer.

The decision to draw up a development plan for "Wallerstraße", which Bleimaier had hoped for, did not exist on Tuesday. In the end, the need for discussion seemed too great to him, so he proposed a closed meeting on this topic – not publicly, but the committee was fine. The urban planner is also invited, who is asked to present as many examples as possible in order to have a comparison.
