The former May Clinic in Kreuth is still empty. The owner of the hospital is currently favouring a concept with assisted living.

Kreuth – Assisted living or medical use? There are currently various ideas for the future of the former May Clinic in Kreuth. The good news is that, unlike in the past, the municipality and the owner are apparently in a lively exchange. The fallow property is also taken care of on site.

Hope for vacant May Clinic

The former Dr. May hospital makes an almost spooky impression: In 2008, the large building complex was closed overnight. Since then, strangers have repeatedly invaded the clinic who feel magically attracted to this "lost place".

For Markus Kopp, the new managing director of Cooley Kreuth Estates GmbH, this is a major nuisance. Because the property is no longer as lost as it may seem to some. "In the meantime, we have cleared out the last remnants of the inventory and all movable objects," reports the head of the GRK Group from Leipzig, which took over Cooley Kreuth Estates GmbH from Benedict Mathews as a shareholder together with Axtmann Holding from Nuremberg at the end of 2020.

Again and again vandals and thieves in the "Lost Place"

Security measures were also carried out. "We installed locks and secured the doors and cellar shafts with huge boulders," Kopp reports. Employees are regularly on site. And yet: Vandals and thieves, who, according to Kopp, are primarily targeting copper cables, are not deterred and always find a loophole in the old walls. "That saddens me," says the managing director, who himself regularly comes from Leipzig to Tegernsee to check on things and promote the development of the area.

Behind the scenes, work is being done on the future of the approximately 50,000 square meter site. "We are in good dialogue with the municipality," Kopp assures. Talks that had to get going again after the change of ownership. Under the ownership of Benedict Mathews, negotiations on the future of the property, which was so valuable to the community, had stalled.

Assisted living plans

As far as the future use of the May Clinic is concerned, "we are currently focusing on the area of assisted living," Kopp told our newspaper. There is a corresponding demand in the Tegernsee Valley, and the location of the property is well suited. "We have experience in this area," reports the managing director. In fact, the "profile" on the homepage of the GRK Group talks about nursing homes with locations throughout Germany. The outbuildings of the former clinic could accommodate staff apartments, the owner adds. They are already on the lookout for possible potential operators.

The idea is new. The same applies to the intention not to automatically abandon the building complex to demolition. "At the moment, we are talking about using the existing building structure," says the managing director.

Commercial benefits are top priorities for the municipality

When asked, Mayor Josef Bierschneider (CSU) confirmed that Kopp had brought up the use for assisted living at the most recent meeting. From his point of view, however, the topic is not ready to be decided, such a use has not yet been discussed in the municipal council, so there is currently no opinion on the matter. "There is no decision as to whether we would support this or not," says the head of the town hall.

He emphasizes that commercial use of the site is still a top priority for the municipality. "In any case, we want to prevent the creeping development of a condominium or second home here." As Bierschneider further reports, the municipality has also approached the owner with various suggestions and ideas – "including in the medical field".

Owners and community are confident

The mayor is confident that the municipality and the investor will come to a common denominator. "We have a good atmosphere for discussion," says Bierschneider. In addition, he does not have the feeling that the new owner is only interested in "making quick cash".

In fact, Kopp had already stated earlier this year that the future of the May Clinic was personally close to his heart. At that time, together with ex-ski star Markus Wasmeier, an old friend, he had cleared the inventory from the clinic to donate it to the people in the Ukrainian war zone (we reported). In the meantime, the GRK Group has also visibly made its sympathies for the new location in Bavaria clear: large banners are emblazoned on the facades of the former May Clinic with the words: "Whether Saxon or Bavarian. When it comes to real estate, we speak the same language."
