Straßlach is planning an innovative concept for its new retirement home. The retirement home on Marienweg is scheduled to be ready for occupancy in 2026.

Straßlach-Dingharting – It has been clear for a long time that the municipality of Straßlach-Dingharting is building a retirement home together with an investor. In 2026, the building on Marienweg with its 75 apartments should be ready for occupancy. What is new is that the building will also include large apartments of 300 square metres – for shared flats for senior citizens.

Originally, according to Mayor Hans Sienerth, non-partisan, the municipality had wanted to have 86 apartments built at the last meeting before Christmas. This has now been abandoned in favor of several larger units. The investor, Sitoa GmbH, with whom the municipality has already realized two other projects, the office building and the medical center, wanted to build them.

Unanimously approved

The draft planning, which was then unanimously approved, was not discussed in the municipal council. No one spoke up on the subject, only Albert Geiger of the Bavarian Party had a question about the turning hammer. It is planned at the end of Marienweg, where the retirement home is to be located, and is also being built by the investor. In any case, Sitoa GmbH will acquire the entire property.

The assembled local politicians were able to imagine what the building, which will have a U-shape that opens to the south, will look like - a 3D print had been provided by the planner. The building on the sloping site has three or four storeys, with the top floor being set back, and will have an underground car park with 51 parking spaces. A further 27 parking spaces will be created above ground.

People over the age of 60 can move in

"In no time at all," Mayor Hans Sienerth reported to his committee in the meeting room, the draft was conceived. Of course, the retirement home will have a gable roof and a floor area of 2250 square meters. If all goes well, people over the age of 2026 should be able to move in here as early as the end of 60, as well as people with limited mobility and employees of the municipality. Rooms for public, social and cultural use are also planned, as well as a care support point and rooms for day care. A spa area with swimming pool is also available in the model.

Half of the roof will be equipped with photovoltaics

"I think it's coherent in itself," said Hans Sienerth, head of the town hall, promoting the project. Half of the roof will be equipped with photovoltaic panels, "we are responding," Sienerth assured, "to all modern concerns." The property is to be supplied with heat by the wood chip plant, the second major project that the small community plans to push ahead with next year.
