Final spurt before the town hall decision.

The citizens of Rottach will vote on new construction or renovation on Sunday, February 4th.

The postal voting documents have already been delivered.

Rottach-Egern - In November, the local council declared the request admissible, but stuck to its position and launched a council request shortly afterwards.

The Rottach local council has been in agreement for two years: the old town hall should make way for a new building.

Citizens' petition wants to preserve and renovate the old town hall in Rottach-Egern

But in autumn 2023 there was strong resistance to the demolition of the central building with the striking clock tower.

A support and protection group was founded that collected signatures to preserve the facade.

Gunther Mair took up the protest and launched a citizens' initiative.

The demand: preservation and renovation of the town hall.

On October 27th, Mair submitted the request, which was supported by 699 signatures.

The old town hall in Rottach-Egern is to be demolished.

But there is resistance to the plan.

The people of Rottach will now decide whether the local council can implement its planned plans or whether they have to rethink them.

The postal voting documents for the town hall decision have already been delivered to around 5,000 eligible voters.

The community hopes for a high level of participation.

Facts and opinions have now been sufficiently exchanged, so we would only like to highlight the main points here.

1. Technical performance:

A town hall is one thing above all: an administrative building - which requires office space.

The renovation variant not only meets all technical requirements, but also offers nine percent more office space than the new building!

The meeting room and wedding room are also larger.

1:0 for the renovation.

2. Costs:

The renovation variant is ten percent smaller by volume, has no underground car park and does not require a total demolition or a completely new building.

Of course it is then significantly cheaper!

For those interested in numbers: The completely new building is calculated at 980 €/m3, the renovation at 820 €/m3, the associated western extension at 1230 €/m3;

The renovation was very conservative at 84 percent of the new building costs;

The western extension is also very cautious at 125 percent of the new building costs.

The real costs can easily be lower than the estimate!

A cost difference of three million euros is therefore quite realistic.

3. Architecture:

So renovation is the better solution in terms of performance and costs - so why should you tear down the facade?

It's about preserving a historical landmark!

Many citizens and many holiday guests associate personal memories with this building and therefore particularly identify with it.

There are many historic town halls in Germany that were not built as such.

Such converted buildings in particular have a special spatial appeal and stand out from purely functional buildings thanks to their beautiful construction details - this is also the case here.

4. Climate footprint:

It goes without saying that the destruction of the structural substance (grey energy) and the materials (concrete, etc.) for a completely new building with an underground car park has a high negative climate effect.

It is not demolition, but rather preservation that is sustainable - for the climate and for the preservation of our homeland.

4:0 for the renovation.

Do you want a functional town hall?

Do you want the most cost-effective solution?

Do you want the facade not to fall victim to the wrecking ball?

Do you want the community to behave in a climate-responsible manner?

Then vote for referendum 2, “Rottach-Egern Town Hall” / “Renovation of existing buildings”!

We local councilors plus the mayor are 21 women and men, elected by you to direct the fortunes of our hometown.

We all come from families that have lived and worked here for generations, many have children and grandchildren.

For many years, we have been happy and happy to take on voluntary responsibility for Rottach-Egern and its development in a variety of functions.

We make responsible, well-founded decisions and with a clear view of the future.

On September 14, 2021, after intensive consideration based on a feasibility study, we unanimously decided to build a new town hall in a public meeting.

Our goals are:

  • Attractive town hall and community center appropriate to our location and sustainable.

  • Despite all digitalization efforts, an open and atmospherically friendly service center for all citizens and guests.

  • Preservation and development of the rear building plot (around 800 square meters), initially as a quiet green oasis, but above all as a reserve for projects of later generations.

  • Compliance with the parking space regulations in the underground car park (exemplary function).

  • Highest energy efficiency, accessibility, local construction, location, size, traffic areas, energy supply.

  • New building set back (village square character).

  • Three meters shorter and one meter narrower than the existing building.

  • Use of the traffic areas, for example, as an attractive waiting area for guests at more than 100 wedding ceremonies per year;

    Common area for all visitors.

  • Energy supply via PV system on the entire south side, heat pump and electrical backup level with emergency power supply in the event of a disaster.

Cost calculation and costs incurred so far:

  • Final cost calculation (much more meaningful than a cost estimate): ten million euros for planning, demolition, new construction, inventory.

  • Costs booked and paid since the decision in 2021: around 450,000 euros, mainly for property and specialist planning.

Comparison with the renovation costs mentioned by the citizens' initiative:

  • The renovation costs mentioned by the citizens' petition are only a rough estimate.

    Like any renovation, they involve considerable risks of increase, no underground car park, no basement, no furniture and no above or below ground development of the rear property.

  • A renovation would significantly or completely reduce the value and usability of the rear property; a small village square on the main street would not be possible.
