The Jallère district, in the far north of Bordeaux, could become “
an exemplary low-carbon district
” of the metropolis.
In this space of approximately 35 hectares, south of avenue de la Jallère, near the Matmut Atlantique stadium, the municipality wishes to create a new district, "
which reconciles the preservation of the ecological assets of the site, the major sporting and cultural facilities and economic already present and new inhabitants
”.
During his greetings to the press on Thursday, Pierre Hurmic, the environmentalist mayor of Bordeaux, presented this project as "
one of the first low-carbon districts in France
", which will rehabilitate 50,000 m² of existing buildings and create 100,000 m² additional ones, to create around 1,500 housing units.
While the risks of flooding are likely to increase in Bordeaux due to climate change, this project has the particularity of being a long-term project, by not creating new impermeable areas.

We will only use surfaces that have already been artificialized and we will take the opportunity to de-artificialize some of them
,” explains Pierre Hurmic.

40 hectares of protected green spaces
Explaining that he sees the Jallère district as "
one of the flagship projects of our mandate
", the mayor of Bordeaux also sees in this project an example of conciliation between climate issues and the needs of a metropolis.
Apart from the 35 hectares affected by this project, 40 hectares of neighboring green spaces will be “
protected
”, explains the elected official, for whom “
we can continue to build, to welcome residents, without affecting the spaces that we have decided to protect
.”
The planning of this future district, still under study, includes 25 hectares of permeable spaces (compared to 19 hectares today), family housing and for young workers, student and intergenerational residences, shops and services. nearby, a school group, a nursery, a social and solidarity economy business hotel and offices and business premises.
In 2024, the citizen consultation led by the metropolis will continue, in parallel with the filing and obtaining of environmental authorizations.
In 2025, the first work to dewaterproof and shape the site should be able to begin, after obtaining the first planning permissions.
