The local real estate industry hopes to gain new, wealthy clientele as a result.

At the real estate forum in Weissach, she also recommended herself as a partner to the municipalities, for example in the construction of affordable housing.

Around 160 visitors at the premiere

Even though the chain carousel, the ninja warrior course or the trampolines might have been attractive, the around 160 participants at the real estate forum in the Tegernsee Fantastic World of Experience on Thursday evening concentrated entirely on the structural development of the region.

The real estate industry has recently been affected by changes, emphasized moderator Sonja Still at the beginning.

The real estate forum was initiated by the eponymous association of renowned brokerage companies in the valley.

For example, when landlord and hotelier Korbinian Kohler described the budget provided for Tegernseer Tal Tourismus GmbH (TTT) as “absolutely ridiculous” and reported in shock how little known Lake Tegernsee is outside of Germany.

Hotel consultant calls for new building in Westerhof

After all, it is admirable, noted consultant Stephanie Zarges-Vogel in a discussion on tourism, that the planning of hotel projects in the region is being pushed forward despite the crisis in the industry.

But she also called for their implementation.

“We would like something to happen at Westerhof soon,” she said.

“The project could have a beacon character for the German holiday hotel industry.”

Brokers hope for wealthy clientele

Real estate agents also want to benefit from the hotel boom.

“With new luxury hotels we will get clientele with strong purchasing power,” co-organizer Rainer Leidecker admitted bluntly.

At the same time, his industry could help create affordable living space - for hotel staff, for example.

To do this, however, it is necessary for property owners to only grant hereditary building rights for 20 years.

“We will approach the communities with this idea,” he announced.

District administrator promises speed and better service

District Administrator Olaf von Löwis (CSU) was certainly happy to hear it.

The district and municipalities are pushing ahead with projects as far as they can, but the state and federal government are falling short of expectations when it comes to affordable housing.

“But we also need the openness of property owners,” he said.

For his authority, he promised to make approvals faster and service better.

District architect Christian Boiger, who spoke about new forms of building, underlined this: “We cannot change the specifications, but we can try to develop good approaches together as planners.”

Ducal House sticks to projects

While Andreas von Maltzan described the planning uncertainty in Germany as threatening from a business perspective and called for incentives for developers, such as special depreciation options for real estate, his wife, Duchess Anna in Bavaria, at least had words of praise for local politics.

Last but not least, the good and reliable cooperation with the city of Tegernsee allows the Ducal House to stick to its real estate projects such as the Guggemos - even if there are higher-yielding investments.

“But for us it was never about maximizing profits,” she emphasized.

Regional banks “havens of stability”

At the beginning, board member Udo Stefan Schlipf from the Kreissparkasse had already highlighted the role of regional banks in his lecture on the origins of financial crises.

“They were not the cause, but rather they are a haven of stability,” he emphasized.

Hotel consultant Burkhard von Freyberg later underlined their importance for medium-sized businesses during the panel discussion.

Ambitious projects like that of hotelier Kohler also came about because “there is a bank that is committed and makes this possible”.
