The city center of Hadera is getting a significant boost: the Subcommittee for Urban Renewal of the Haifa District Planning and Construction Committee has decided to deposit the "Heart of Hadera" plan for the addition of 11,752 apartments


The Lev Hadera complex is divided into 17 complexes, some of which are intended for construction evacuation as part of a future detailed plan.

The new plan includes over 400,000 square meters of residential areas as well as half a million square meters of projects that include mixed uses of commerce, employment and residences, construction with a height of between 8 and over 21 floors in some complexes, as well as approximately 167,000 square meters of areas for institutions public.



The "Lev Hadera" complex project will cover an area of ​​approximately 1,665 dunams between Hanasi Street in the north, Bialik Street in the south, and between Jerusalem/Yitzhak Rabin Street in the east and Route 4 and the train station in the west, and creates a program for the addition of approximately 11,752 apartments beyond what is already there Already in valid plans for this area, assuming realization of 50% of the scope of the plan.



In the explanation of the plan submitted to the Haifa District Committee, it is stated that the purpose of the plan is to encourage urban renewal in the center of the city of Hadera, through the addition and change of land designations, and a change in the street sections to create a clear hierarchy of main and secondary streets.

Also, the plan is designed to add building rights for residences, commerce and employment, all while maintaining the local historical values ​​and branding them, strengthening the urban grid while developing in the significant centers, developing and upgrading the public space and creating an optimal urbanism that will make residents and all users go out and use the streets of the city center and transform the city center to a place "worth being in".

The plan, which began as an outline plan, is progressing today as a largely detailed plan that confers rights and by virtue of which building permits can be issued immediately upon approval.

In this way, the plan is expected to "release" for immediate development and renewal, many areas in the city center.

In some parts of it, the plan remains descriptive and marks areas that are on the track of "focuses of interest" designated for construction evacuation and will be promoted as part of future detailed plans, some of which are already progressing these days, at the same time as the plan approval process, such as the urban market and the piazza complex.
