This inhabitant of the Erard-Charenton group - a vast residence of more than 500 housing units managed by Paris-Habitat - has just ordered the social landlord to reimburse him 3,805 euros!

This sum - which corresponds to approximately 15% of the rents paid between July 2018 and March 2020 - is intended to compensate for the “disturbance of enjoyment” caused by noise pollution from the Simone dyeing plant installed in the middle of the social residential residence. The noisy extractors of this industrial laundry (tenant of Paris Habitat, like the inhabitants who surround it) indeed give under the windows of the complainant at the origin of this neighborhood conflict.

Giovanni Ravauda, ​​who no longer has the acoustic expertise carried out at his home since he took legal action in 2014, had already obtained the conviction of Paris Habitat two years ago. “But the previous judgment, like the one just handed down, did not impose soundproofing work on the company,” he laments. "And as the dry cleaners were ordered to reimburse Paris Habitat for the sums that the lessor is going to pay me, this story can go on for a long time ..."

No soundproofing work

"I did work last May, without waiting for the new judgment," retorts Gad Trojmann as a sign of appeasement. The president of the dyeing recalls that the installation of his company in the social residence (in 1974) is prior to that of many tenants.

“Before, it was going very well. But in recent years, I have been the victim of real harassment ”, assures the company manager who makes the link between his neighborhood problems and the highly contested urban farm project which Paris Habitat has authorized to build on the roof of the dry cleaners.

"It's not my fault. I am only a tenant. I don't have a say in what Paris Habitat does with its heritage, ”he adds. The boss of the SME of 91 employees, who claims to be "the largest tenant" of the social landlord of the city of Paris, says in any case serene for the rest of the events. "If I did not follow the rules, they would have made me leave a long time ago!"

A termination procedure in progress

"A lease termination procedure for this company is underway", we correct on the side of Paris Habitat. "The judgment which has just been rendered will allow us to pursue it", indicates the lessor who has not yet asked his "commercial" tenant for reimbursement of the compensation imposed by the court.
