The city council approved the new building project of the owner Rock Capitol three years ago.
A development plan procedure has been initiated.

The preliminary draft of the development plan was presented to the city councils.
Accordingly, three building units of different heights are to be erected in the future on a total floor area of around 3200 square meters.
The highest has a wall height of 25 meters.
It is located at the roundabout on Untere Bahnhofstrasse.

59 percent of the use should be commercial, the rest are apartments.

The originally planned hotel is still in the plans.
However, due to Corona, it is no longer so certain that it will really come.

SPD city councilor Daniel Liebetruth asked because the city council at the time had only advocated a denser development than is now available because of the hotel: "It will now be three times as big."
The hotel was actually a central part of the planning, said the planner.
Before Corona, you had talks with interested hoteliers.
However, the pandemic has completely changed the situation: "We can no longer guarantee that a hotel will really come."
Liebetruth also criticized the early demolition of the building and said that one should consider the issue of concrete recycling.
This is important in times of climate change.

The members of the committee approved the preliminary draft and initiated public participation at an early stage.
Only Daniel Liebetruth and his parliamentary group colleague Christian Gruber voted against this decision.
