– Are 70,763 apartments of all types and sizes enough for 155,449 people?

The former is the stock of apartments counted in the Dachau district as of December 31, 2021.

The second is the number of people of all ages who were resident here at the same time.

The figure of 70,763 for the housing stock corresponds to an increase of 614 or 0.9 percent compared to the previous year and thus a new record number.

The figures are the most recent entered into the regional housing stock statistics of the Genesis regional database.

The database does not say whether the number of apartments is sufficient.

But the housing requirement model of the German Economic Institute (IW) has also been updated, and from this it can be deduced that the housing stock in the district of Dachau should have increased by 1244 apartments: The need for additional apartments is currently not covered by the housing stock .

As of the reporting date, there were a total of 36,105 buildings with apartments in the Dachau district (previous year: 35,859).

What people would like if they could live as they wanted can be seen from surveys: above all, space.

"People most often want living space between 100 and 150 square meters," reports the housing financier Interhyp, for example.

Good location, balcony or garden, proximity to work and good infrastructure are further on the wish lists.

Statistically, however, it is not recorded which of the 70,763 existing apartments in the district of Dachau come close to these ideals.

People's greatest dream is and remains their own house for the family: there are now 24,430 single-family houses in the Dachau district alone (previous year: 24,257).

But this dream is not affordable for everyone.

Interest rates were low during the period under review.

Now they are increasing.

That leaves the condominium or renting in one of the 5,133 apartment buildings (previous year: 5,075) as an income-based alternative.

Apartment buildings are all residential buildings with three or more apartments.

In addition, there are houses with two apartments in between, where the landlord often lives in the house.

We have 6527 of this type of house (previous year: 6513).

Whether this can work with the size can be estimated based on the number of rooms: Large apartments with five rooms - including kitchen - and more were last recorded in the Dachau district, including the single-family houses, a total of 33,123.

That is around 46.8 percent of the stock.

15,635 apartments (22.1 percent) had four rooms, 13,185 apartments (18.6 percent) were three-room apartments, 6,680 (9.4 percent) had two rooms and 2,140 one room (3.0 percent).

The average apartment size in Germany in the period covered was "around 92 square meters, divided into 4.4 living rooms," says the Federal Statistical Office.

With a view to demographic change and household size, however, this value is only suitable for predicting that larger apartments will soon be available for new occupants if those who live in them now die.

However, this does not change the growing need for housing as long as the influx of people more than compensates for the decline in population - as is the case in Dachau.
